So unlike the other reviews, I have not lived here for three years. I've lived here for 14 months, and I love it overall! The complex has washer/dryers, all apt. appliances including dishwasher, a pool, 24 hour workout room, saunas, easy access to mailboxes, and each room has a separate bathroom. Now, we haven't been without issues. These buildings are older and things tend to break, but they always fix issues promptly. While living here, my A/C has broken twice (not the worst I've had; at The Bellamy it broke 5 times in one month). On the first occasion, maintenance was out of town because it was July 4th weekend. Although I couldn't use the A/C, management provided me with several fans and apologized that they could not do more. On the second occasion, the A/C was fixed within a matter of hours. We've had various other issues, all of which were fixed promptly. In addition to being prompt in maintenance issues, they are very accommodating to subleases. We have one of the largest files in the complex because my ex-roommate and her first roommate here had three co-op rotations. In total, 8 people have rotated in and out of our apartment in the two years they have leased it. Needless to say, we have the process down now! I could go on about why I like this complex forever, but I'll leave it at that. I plan to live here through graduation.

I lived in this property for eleven months before I gave up and moved. The apartment above us had an issue with their dishwasher flooding and draining down into our apartment. Additionally we got notices on three occasions informing us that we were late on our rent, despite having paid on time and clearly seeing the money removed from our account. Management was honest in telling us that these were the results of simple book keeping errors, but it was still an annoyance. After the first or second time you would expect them to figure it out. When the units were renovated last year management expected us to move our belongings into the living room were they stayed for nearly four weeks untill updates were completed. My cat was set free by a maintenance guy who stopped by randomly to change filters. The place was constanty infested with ants. My room mates car was broken into twice while the 400 year old 'security officer' was Off site. The list goes on... All in all terrible experience. Then they had the audacity to send us a bill for $15 claiming that it cost nearly $200 to repaint the kitchen that had just been updated and painted a few weeks prior.

I lived in Station House for three full years while finishing my degree at U of L. The owner at the time I moved in was wonderful and never had any issues. For whatever reason it was sold to another firm roughly 2 years ago and since then, Station House went down hill. I was counting down the days until my lease was over. Personally, I don't feel like this firm has any business managing a "student living" apartment community. Management made promises they couldn't keep, maintenance was terrible, and security (our cars were broken into 4 times) wasn't even present although management made claims that it cared for the safety of its tenants. In addition to safety issues, we had a bug problem but "there was nothing [they] could do." The rental rates were also on an unnecessary rise near the end of my duration. There was little evidence of improvements to the property and what renovations were done were of terrible quality. Despite the prime location of this community, I strongly discourage students from leasing at Station House.

Unfortunately it saddens me to write this review. At one point in time, Stationhouse Square was a fantastic place to live at, but unfortunately that is no longer the case. To give some background, I have been living here for three years. The first year was in the two floor style apartment, and the other two have been by myself in one of the single floor configurations. During this time, the management has changed, as well as the property, but none of it has been for the better. Now, this isn't to say this place is a cesspool, but it does stand a lot to be desired. What makes this matter frustrating is that it's on the verge of being an excellent property. It's close to campus, it was built in the mid 80's, and is a contained complex rather than a house split up into many smaller units (this is common through Old Louisville). However, there is a strong lack of oversight, and it shows within the property. Many of the units are in varying stages of disrepair, and the grounds are infrequently maintained. Personally speaking, in the two years that I have lived in my current unit two major problems occur: - I have had my ceiling leak three times, one of which required my bedroom to be re-drywalled. - My AC unit has failed a total of six times, often sitting in disrepair for days at a time. When the unit was eventually replaced, it was woefully underpowered, and has been experiencing varying stages of failure. Outside of my unit, several issues have occurred in the complex: - A gentlemen fell through the stairs on the western side of the complex due to welds that failed due to lack of maintenance - Surrounding trees becoming extremely overgrown and completely blocking the paths of sidewalks - Widespread leaking during rainstorms Further complicating this situation is an apartment manager who is largely unresponsive. While I am certain they mean well, the quality of their work leaves much to be desired. The majority of calls placed to the office are unanswered, and messages are rarely returned within the same day (if at all). These concerns have also been echoed by a number of tenants. When you take these factors into consideration of the fact that I am paying $710 per month, which is a reduced rate, it becomes apparent that things do not add up. When the company that manages the complex (Underhill Associates) was confronted about these issues, they were quick to place the blame on the maintenance workmen who had recently left, rather than taking full responsibility for their property. I suppose the opportunity for him to be a scapegoat was just too good to pass up. As I mentioned at the beginning of this review, I dislike writing negative reviews, but honestly I want the public to be aware. Until major changes are made, I can not recommend this establishment. There are simply too many other locations that offer better service at a much more reasonable price.
