2644 Johnson Street is a full interior/exterior residential rehabilitation currently underway in Lithonia, GA. The project is being developed as a high-performance, systems-driven home with a focus on durability, energy efficiency and long-term operating performance.



The scope includes a comprehensive reworking of the interior layout, upgraded building envelope, modernized mechanical systems, and integration of smart-home features. Planned improvements include high-efficiency HVAC (mini-split based), improved insulation and air-sealing strategies and future solar readiness. The home is being designed to operate efficiently as both a long-term residence and a short-term rental.



A key near-term objective is to complete the renovation and make the property available as a furnished short-term rental in advance of major events in Atlanta, including the 2026 World Cup - while continuing to refine and optimize the home as a model high-performance retrofit.



Construction is active, with licensed trades engaged. Design and field conditions are being resolved in real time, including targeted adjustments to the first-floor layout and stair configuration to improve flow, constructability and code compliance.



This project is part of a broader effort to develop practical, repeatable approaches to residential rehabilitation that balance performance, cost discipline, and real-world buildability.
