This is a rural horse property with a mobile home for rent. Look up the address so you know where it is physically located. This property is located east of Monument and North of Black Forest, not in Larkspur. It's just a Larkspur address. Available around December 15, 2025.
All interested people will tour the property in person. The landlord will select the applicants who are allowed to move forward and apply after a tour. This is not a first come first serve application process. The landlord is in no hurry to rent this property. The new Tenant will be the best fit for the landlord, existing long-term Tenants on the property, as well as for the new Tenant.
This is an opportunity to live on a 40 acre horse property along the beautiful Palmer Divide. The overall ranch is historic, very charming, peaceful, and quiet. You won't find anything else like it in the area. But, country living is NOT for everyone. So prospective tenants are people who enjoy and appreciate living in a rural setting away from the hustle and bustle of city life and understand the challenges, such as heavy snow, dirt roads, rodents, and distance. If you have allergies, or health issues, this property will not be a good fit. Monument is located 23 minutes away.
This is a multi-family ranch property, which means there are other Tenants who live on the property to include the landlord. The new Tenants will be respectful of others, not be disruptive, and follow all property rules so everyone can enjoy the property and its surroundings.
The house for rent is the mobile home on the property. 3-bedroom 2-bathroom mobile home approximately 950 square feet. Not suited for a large family (a couple, singles, small children are best). The primary bedroom may accommodate a king size bed but would be very tight. All bedrooms are small with limited space. Horse space may be available for up to 2 horses utilizing a loafing shed for an additional $50 per horse. Limited grazing is available.
Good size deck with the best views of the ranch, the tip of Pikes Peak, and the valley to the south.
Large arena, and 60' round pen for the horse enthusiast.
There is absolutely NO use or growing of marijuana on this property. Let me be clear, if you are a weed smoker, drug user of any kind, DO NOT inquire.
New tenants will be people who have lived a rural setting, not city people. Metro Denver people wanting to escape the insanity need NOT inquire unless, you have a past history of living in the country and can prove it. New Tenants will be capable and self sufficient, meaning the ability to fix and take care of problems or to coordinate repairs by handymen or local services IF they arise, this is because the landlord travels and could be away from the property for extended period of times.
Landlord lives on the property, which means you are under a watchful eye, but maintains privacy for everyone living here. Landlord will enforce all rules if they are broken and will not tolerate passive aggressive people living here. A friendly working relationship between landlord and all Tenants living here is a requirement. Landlord prides himself on keeping an uncluttered and well maintained looking property for all to enjoy. Trash, junk, clutter will not be tolerated. Landlord requires that all people living here love the property. Current Tenants have lived here 4 years and 3.5 years respectively.
Pets and non-aggressive breed dogs may be allowed on a case-by-case basis depending on the type of pet. Pet deposit required. Constant barking dog(s) will not be allowed or tolerated due to the disruption to the owner, other Tenants living on the property, and the echo of barking dogs to surrounding neighbors.
Tenant selection will be based upon background check, employment history, credit check, and an interview to ensure a good fit with the existing ranch residents.
Two applications will be required for every adult: One through Zillow and the second with Cherry Investment Properties.
DO NOT submit a rental application until you have met the landlord and toured the property.
1. Available for move-in timeframe December 15, 2025.
2. Criminal background and credit check required. Criminal background need NOT inquire. Reasonable credit score required.
3. Driver's License will be photographed by Cherry Investment Properties.
4. Your social security number will be documented by Cherry Investment Properties.
5. Proof of employment 2-month's of paystubs may be required.
6. Self-employed will be required to submit bank statements.
7. References required.
8. Current landlord discussion: A mutual phone call will be conducted with your current landlord to discuss your rental history, how well you maintained your current property, and if you paid your rent on time.
9. Tenant pays electricity, propane, and internet service. Internet is available through Starlink. $120 per month.
10. 1 year lease required.
11. First month's rent paid upfront (first month will be prorated if lease start date is not on the first of the month)
12. $1,500.00 security deposit - upfront
13. $150.00 non-refundable pet deposit.
14. $35.00 application fee.
15. Other:
a. NO marijuana growing, possession, or use allowed anywhere on the property regardless of the legal limits.
b. Limited storage
c. No loud vehicles
d. Limit of 2 vehicles
e. Dogs if allowed will not be disruptive and will be always leashed except out in the pasture area.
f. Speed limit is strictly enforced on the property.
g. Loud noise will not be tolerated. Quiet hours are 10:00 pm 8:00 am.
h. No smoking inside any building.
i. Landlord cuts grass and performs snow removal.
j. Washer and dryer included.
