The back patio and backyard would be private to me, and the front porch and front yard would be private to you. We will share the basement and laundry and can discuss schedules for laundry if that is preferred. All utilities are included in your rent as the utilities will remain in my name only, as the homeowner. Furnished options are available and discussions about pets are open, but not guaranteed.
