Utilities: Tenant is responsible for Gas, Electric, Water, Sewer, Trash, Internet / Cable. Owner pays for storm drain utility.
Maintenance: Landlord will provide bi-annual yard clean up, sprinkler system maintenance, and swamp cooler maintenance. Tenant is responsible for keeping the property (interior and exterior) in good condition, including yard maintenance consistent with the condition at move-in, and snow shoveling.
Pets: We welcome well-behaved pets upon approval. $300 Pet Deposit Required, $35 monthly pet rent
Smoking Policy: No smoking of any kind is permitted on the property (inside or outside) at any time.
Renter's Insurance: Proof of renter's insurance is required prior to move-in
Screening Criteria
Income: Must earn at least 2x the monthly rent (verifiable income only).

Credit Score: 650+ preferred. Below that may require a co-signer or higher deposit. Credit report shows no collections, defaults, or chronic late payments. We do not consider credit scores or adverse credit events for applicants receiving housing subsidies.
Rental History: No evictions in the last 5 years. 2+ years of solid rental history. Positive references from previous landlords regarding rent payments, property care and communication.
Criminal Background: No violent, property, or serious drug offenses within the past 7 years.
ID Requirements: Government-issued photo ID and SSN or ITIN. All adults 18+ must submit a rental application.
Deposit: Security deposit equal to 1 month of rent.
Pet Policy: Case-by-case approval. Pet deposit of $300 and pet rent of $35 / month apply. No fees for or limitations on verified service animals.
Disqualifiers: False info, unverifiable income, or threatening behavior during the process.
