Income Requirements: Combined household income must meet requirements
*If applicants are not legally married, combined income must equal 3x monthly rent
*Legally married applicants, combined income must equal 2.75x monthly rent
Pets: All pets must be disclosed and approved prior to lease signing (HOA only permits Cats and Dogs) Up to 4 animals allowed
*One-time non-refundable $250 pet fee (covers all approved pets)
*Aggressive animals are not permitted - this is not breed specific. If your animal is aggressive, regardless of breed, it is not welcome.
Renter's Insurance: Required prior to move-in
*Minimum $100,000 personal liability coverage
*Proof of insurance required
Utilities: Tenant responsible for all utilities
*Utilities must be transferred into tenant's name within 3 days of lease signing
Maintenance & Care
*Tenant responsible for lawn care and routine upkeep
*Tenant responsible for damages caused by misuse or negligence
*All maintenance requests must be submitted to landlord
HOA Compliance: Tenant must comply with all HOA rules and regulations
*CC&Rs will be provided to tenant before lease signing
*Tenant responsible for any HOA fines or violations. These violations will take precedent over rent payments. If rent is submitted at the time where fines are incurred, funds will be applied first to violations then to rent, which must be paid in full.

*Cigarettes must be put out in an ashtray, never thrown or left on the ground, as this constitutes littering and is a fire hazard
*Ashtrays must be emptied daily into trash receptacles
Fires: Tenants are permitted to have a fire, but only in a contained area and inside an above ground pit
*Fire pits must be approved by landlord before installation
*Fire safety protocols must be in place to ensure safety of tenants, property and community. These include having water nearby to put out any embers, and ensuring fires are not held at times of high winds or local burn bans
