I have lived at the Benton only a short while, but Dawn Pope has been great.She is always friendly and helpful and wants to make sure I am happy in my new apartment. She has answered all my questions and any issues I had with my apartment were dealt with quickly and in a timely manner. Both Dawn and Benjamin have been very supportive in helping me move into a new environment. The management team here is the best. I strongly dislike these apartments. I would not advice you to move here unless you want to live in a jail like place. They do not allow the kids to do anything. The manager is honestly so rude and does not listen to anything that we say. She also seems to dislike people of color because whenever we would go talk to her about a problem in our house she would be really rude and hateful towards us. The new manager is terrible and treats people like garbage. I've lived here for many years and I have never meet a manager so hateful and unpleasant. I honestly think if she got fired or gave people a chance to talk then more people would move here. In conclusion, If you are thinking about moving here.... DO NOT DO IT! Oh, where should I start. First of all this place is NOWHERE near what they ask for rent. These are not luxury apartments. They're old and dilapidated. This complex was bought by Trinity in 2016 and after doing some exterior renovations they decided to raise everyone's rent. My rent was raised by 200$ a month.
They also rennovated all the vacant apartments with new appliances, new cabinets, new flooring. But, if you lived here prior to that you got nothing eventhough we're paying supposedly the same price.. I literally had a 1988 GE electric stove when I first moved in and I had to constantly stay on them to replace it when I pay my rent the day it's due every month. I would venture to say that there's plenty of residents who are constantly late, maybe fighting eviction and they have a nicer apartment than I do.
Other then that. The ppl who live here constantly have plumbing issues. I myself had a mainline get clogged at 8 PM, water was flooding my bathroom and bedroom, and a plumber finally showed up at 2 AM to fix it. Many people who live here also have bad problems with roaches, but what can you expect from an apartment that has litter everywhere? In the time I've lived here I have seen everything from used condoms to dirty diapers laying on the ground. Its common to see coke bottles, fast food bags, chicken bones all over the parking lot. A lot of the times the two dumpsters have more trash surrounding them rather then trashbags being inside the dumpster even when they're not full. I have hardly ever seen a manager walk the grounds at this place. They sit in their overly luxurious office thats a joke considering how trashy the rest of the complex is.
This all gets to my point about management and that would be that they do NOT care about anything other then getting you to sign that lease. Once you do that then be prepared to get an earful of BS for any type of problem or complaint you might have.
About 6 months ago a child or a drunk person actually threw up(yes) in my breezeway. One of my neighbors and I were in complete and utter disbelief that the person didn't clean it up, but they didn't. The next morning I complained and the manager said they would take care of it. I was interested to see if they would live up to their word. They NEVER cleaned a speck of that mess up. I can still show anyone the stain.
Also, its common for me to come home at 6 PM and my kitchen smells like someone has smoked a pound of marijuana in it. I KNOW where it comes from. It comes from my drug dealing neighbors behind me because its so loud I can smell it through their door just as I can hear them coughing. The same people are more then likely package thieves. I have a neighbor who had a 200$ UPS package stolen and the alleged drug dealing thief neighbor lied when he was asked questions about certain things that day. I also saw the same thug standing right by a package at another door at another time and he quickly walked away when I came outside.. I tell management and they could care less..Just as its becoming common for a few certain residents to have extremely loud, profanity filled, threatening, domestic disputes at 1 AM that I can clearly here when I'm on the other side of the complex. One was so bad that the police were called at 3 AM. I can only imagine how the people feel who live by them..You mention these things to management and they shrug their shoulders. Not one question asked..I will say that a lot of the issues here falls on the residents. There's far too many bad apples living in this complex..But, that's exactly why they need managers here who actually care, and listen to the good, hard working residents when they have complaints regarding thugs who they have witnessed breaking rules and breaking the law. They're too cowardly to talk to these ppl personally.
DO..NOT..MOVE..HERE..Its overpriced, junky, littered up and is poorly ran. I do not feel safe here nor do I have an ounce of faith in management when I have problems.

I literally don't know where to start in this review because I've lived at this complex for three years and I have so much to say, but I don't want to write an essay either.
I've never really been happy with this place. I moved here for two reasons. At the time it was really close to my work and my friends and family. I had complaints such as roach problems, outdated appliances such as a GE stove from the 80s, lousy painting in my kitchen etc..
Then Trinity bought the property from previous owners and a lot changed. They did a complete overhaul to the leasing office to make it look overly luxurious considering how dilapidated the actual apartments are. They did a lot of exterior painting, work in the breezeways, built a playground, attempted to pave the parking lot etc.
So, in December of 2015 I get a letter saying my rent was going up two hundred dollars. I wasn't shocked. I had heard the rumors. I was near the end of my lease, but I wasn't fond of moving during the holiday season and again, this place is extremely close to my work.
So, I signed a lease for another year despite that A LOT of people left. A LOT. I did say that if you're going to raise my rent like that then I want renovations in my apartment. You see during this time if an apartment was empty it got a new level of renovation and here I am paying the same money future residents would be when my APT hasn't seen a touch.
I have had to scrape and claw for things such as a new stove. At first they were like "well, it works"..Then I reminded management that my rent was just raised 200 dollars so I shouldn't have to deal with appliances nearly 30 years old. So they ended up replacing it with a new stove. Also, everyone got brand new toilets and shower heads. That's the renovation I got for that raise in rent. I need new bathroom sink faucets, new cabinets because the ones I have now are old and despicable.
The core of my review is this..The management here are great actors. You show up and go in that spiffy leasing office and it seems pretty good. After you've lived here for about a week or a month then the honeymoon comes to an end. They don't care about your complaints and nor do they really even pretend to.
I'm not necessarily talking about interior problems either. I'm talking about things such as litter and criminal activity. In the time I've lived here I have seen everything from used condoms to dirty diapers lying on the ground and they don't always get picked up immediately. Granted, much of that is the residents fault, but it might actually help if the manager actually ever walked the grounds which is something I never see. You can complain about things like this until you're blue in the face, but they just don't seem to really care.
They just don't get that litter makes the whole place look crummy and it probably turns a lot of new potential residents. The litter is AWFUL here.
As far as criminal activity is concerned I'm pretty certain that this place has its fair share of drug dealers. I've complained on a certain resident for marijuana smoke and in and out traffic. Also, this place had a domestic incident a few months back involving two guys and a "woman". It was around 3 AM and they were shouting profanities and threatening each other at the top of their lungs. It was directly across my building, but it was pretty intense and scary for me eventhough I wasn't that close to it. I could only imagine how the ppl felt who live in the building right by which it occurred. I thought someone was going to get shot, but the cops came and broke it up.
The next day I see my manager and I asked if she was aware of it. She said no. I explained what I heard and she nonchalantly shrugs her shoulders and says "call the cops" which is what she recommends me to do about my drug dealing neighbor living behind me. Yeah, okay, I'll do that, but don't you CARE about what people are doing here? You PUT these ppl around me..

Do not be fooled by the pictures. We have dealt with a severe roach infestation since we moved in. According to them it is "habitable". All food has to be kept in the fridge, but I am not sure how much longer that is going to work. They crawl all over the clean dishes, crawl into my food WHILE I AM STILL COOKING IT, crawl on the clean dishes in the dishwasher...should I keep going? Throughout the day, I am killing 5-10 roaches every time I enter the kitchen. The ONLY positive thing about this place is: when there is a maintenance request, they are quick to come out. Other than that, stay away unless you love roaches and don't mind your kids having nightmares about roaches crawling all over them.
To comfortably afford an apartment, we recommend having at least three times your monthy rent in gross household income.
