ALL applicants are required to have a credit score of 610 or higher. If approved, the SECURITY DEPOSIT is generally $2,150.00, but may increase to a total of $4,300.00 (double). The SECURITY DEPOSIT is due within 48 hours of approval of application(s). Applications generally take 24-72 hours depending on how much data is supplied when the application is initially submitted, how long it takes to verify income and employment, and how long it takes the applicant(s) to provide any other required information. The LEASE must be signed within 48 hours of approved applications as well. Approval is based on a mixture of credit score, rental history, total monthly income, and criminal background. $110.00 admin fee is due with first month's rent. Renter's insurance & Liability to Landlord insurance are REQUIRED. Tenants can provide these through any approved insurance company. If tenants do not provide prior to lease start date, a monthly fee of $15 will be charged, per tenant, for Liability to Landlord insurance.
APPLICATION INFORMATION & FEES:
Applications are a non-refundable $85.00 per person. Every person 18 or older is required to place a separate application. There is a one-time $110 move-in admin fee, which is due with the first month's rent. Only applications through Better Homes and Gardens will be acceptable forms of application. This home can only be held for a lease start date that is up to 2 weeks from the date that the application is approved (if applicable) by our office OR the home is available for move-in (i.e. May 1, 2025) and IF the security deposit is paid and a lease is signed within 48 hours of approval.
