Alright, for the sake of future residents I am writing an honest and candid review. Please do yourself a favor and don't live here, if I could rate 0 stars I would. There are some major flaws with this building. One of the big issues is that the management cannot make anyone maintain their own condo so some of them are very nice and others are falling apart. Some issues throughout all of the units are: air conditioning, bugs, and wifi. The chiller AC system is so old and outdated that only 1 company (Velocity) in Greensboro can service it. They recently changed the chiller out hoping that would improve the cooling, but it didn't at all. Most days in the summer the apartment will not get below 80 F. We are on the one of the higher floors so it is often even hotter because heat rises. This makes it unbearable to sleep at night. The addition of window AC units is also prohibited by management so there really isn't anything you can do about the heat. The windows are very long, which is nice for natural light, but the apartment is always extremely bright. Again, like the building these windows are very old and most of them should be replaced. The few windows that do open open all the way, which is a big enough space for an adult to fall out of and being high up this is quite terrifying (especially if you have children). Another issue that you are powerless to as a resident here are the bugs. This is a problem in the majority of the units, including our unit which is on one of the higher floors. It's not just roaches either, it's a variety of bugs. It's also not just a sighting here or there- it's on the boundary of an infestation. We see them all over the kitchen floor, sometimes in the living room, on the counter tops in the kitchen, through all of our drawers and cabinets, and they have begun nesting in my keurig. It is absolutely disgusting. We know it is not because of us or our habits because we lived in an apartment prior to this and did not have any issues with bugs and we had the same level of cleanliness. I think this is on the grounds of being uninhabitable and I don't want anyone else to have to live somewhere like this. We have had management come spray multiple times and it does nothing. We are also at work during the day so truly we don't even know if they actually do anything. The last main issue is the internet connection which is basically nonexistent. This wouldn't be a big deal but you are paying $500 in HOA fees every month so the internet should work. For one, the HOA is extremely high for what it includes (especially since the AC and wifi don't even work ) but the management is also constantly limiting you. You can only have 2 parking spots, can't even pay more money for an extra one which is stupid because there's plenty of parking space. The management has a bunch of stupid rules but doesn't enforce them and cannot legally enforce them because most of these units are individually owned. For instance, when we first moved in we had issues with smelling cigarette smoke. The tenant two floors below us would smoke in his room even though this is a non-smoking property. I have asthma and I would regularly have coughing fits so this was a serious health issue. I got a written note from my pulmonologist but the HOA board and the management would do nothing. The tenants below us had to buy inhalers because the smoke in their apartment was so bad. Yet, nothing at all was done about this. The only reason we didn't take legal action is because his landlord evicted him a few weeks later for completely unrelated reasons. Before even thinking about living here, just read a copy of the rule book and I'm sure you will change your mind. My advice is to run. There are much nicer places to live at in the Irving/Fisher Park area. Please learn from our mistake and save yourself.

Hampshire Towers Condominiums are easily the best kept secret in town. The first high-rise building in Greensboro, built in 1963, the 14-floor building was originally built as apartments. There are 106 units in the building. In 1986 the units were converted to condominiums and the main entrance was changed from Elm Street to Carolina Street.
Featuring one-level living, corner units were originally three bedroom/two bath units and interior units were two bedrooms/two bath units. Each unit includes ownership of two unassigned parking spaces. The spacious floor plans provide adequate space for an enjoyable lifestyle without the cumbersome maintenance of a single-family home and yard. Some three bedroom units have incorporated the third bedroom into the kitchen to make a larger, eat-in area. A few units have been divided and there are now six one-bedroom/one bath units. There are two penthouse units that have combined a three and a two bedroom unit, almost 2,500 square feet of living space, with fantastic views of the city from the 14th floor. There have been many creative changes to the condos over the years and each has its own style and personality.
HOA fees are designed to provide all amenities and utilities paid in an easy, one-check payment per month. All utilities are included except land lines and cell phones. Amenities include one laundry on each floor, basic cable service plus HBO, business center, lounge and kitchen, library, fitness center with dressing rooms, pool, and 24-hour front desk service. The front desk registers all guests and monitors the building regularly.
Monthly HOA fees also cover exterior maintenance including landscaping. You will never have to mow a yard again! Trash service is provided daily and recycleables are picked up at your door three times a week. Monthly pest service is provided and each quarter filters are changed in furnaces. There are two elevators, one a freight elevator for moving, and there are also two sets of stairs from the lobby to the 14th floor. Other than interior emergency stairs there are no steps at The Hampshire. There is a sprinkler system on each floor and the building has just purchased a new generator in case of a loss of power.
Situated in a prime location, The Hampshire provides access to major roads and the downtown business center, world-class medical facilities, cultural opportunities, and access to many colleges and universities. We are all excited about plans for the Steven Tanger Performing Arts Center and other plans to develop downtown Greensboro. We are a block away from the greenway and walking and bike trails. Greensboro ranks 9th in most nature-friendly cities in the nation.

Since it was hard to find any reviews of the condominiums here, I think I'd like to give a review just to inform prospective...
Since it was hard to find any reviews of the condominiums here, I think I'd like to give a review just to inform prospective buyers/renters of this place.. since I've lived in this place for about a year.
I will say that I enjoy this place - but this place does have caviets that you will have to deal with.
1. Since it is on Elm st and wendover, you will have to deal with traffic noise at night.
2. 50% of the poeple in here are old poeple/retires. I have nothing against this of course, but some poeple just may want to know.
3. There is a fine layer of black carbon dust that accumulates slowly in each condo as far as I know of. You can't see it usually, but you will notice it when you wipe off your counters that are near vents or if you mop your floor. This comes from the streets I think and is car exaust materal. So you need to clean off your condo at least once every 6 months. The problem, I will admit, is not acute, but it is noticible.
4. Condo association fees are high here... right now it is 540 a month, but it has been higher in the past. In addition the association itself is pretty unresponsive about fixing any problems except for emergency problems (like water damage).
5. You may have to deal with neighbors and their associated issues - this includes smoking sometimes coming into parts of your condo (my kitchen), you may get unlucky and get a loud neighbor (I don't have one, but I do know of a few poeple that do).
6. There is a funeral home across the street. That is kind of bad feng shui.
on the positive side, the place is relatively secure. You may have to deal with small thefts from the poeple that come into your place that change your filters or spray your place for bugs... but you can deal with that by changing the locks. Also there is a small pool, and if you're on the top floors, you get to see beautiful sunrises and sunsets. I love it during the 4th of july.. getting a pair of binos and seeing all the fireworks in the distance. Many of the condos are priced cheap according to tax value.. so even though you pay a lot in association fees, your taxes are roughly half of what you'd pay for a normal house in greensboro.
The people here are for the most part nice and like to socialize (4th of july cookouts, bingo for the old poeple etc)...
For the most part I like this place... just wish the feng shui was better here, and the association fees were a bit smaller.
To comfortably afford an apartment, we recommend having at least three times your monthy rent in gross household income.
