Tenants are responsible for the rent, the watering of the landscaping per the City of Georgetown water restrictions, the utilities at the property, pest control and renter's insurance. The refrigerator, washer and dryer are the personal property of the Owner. Repair or replacement of these appliances will be up to the Owner and is not guaranteed.
Owner will consider a dog or a cat during a lease term. ALL prospective tenants must complete our third-party pet screening and review processes. This process ensures we have formalized pet and animal related policy acknowledgments and accurate pet/animal records. The fee to screen a household pet is $30. This is a separate charge from the rental application fee. There is no charge for those with assistance animals or for tenants without a pet (you will select this information on the screening profile and provide any requested documentation). There is a $400.00 non-refundable pet deposit (per pet) and a monthly $25 pet rent fee (per pet) in addition to the base rental amount.
The security deposit for this property is $2500 due at signing. The first month's rent will be due 2 weeks prior to move in. Application fees ($75.00 per person) and the admin fee ($60) are non-refundable. Renters insurance is required and must be submitted to The Stacy Group, LLC. prior to the start of the lease term if approved.
