When I first moved here about 4 years ago, I loved it. The management was nice & very accommodating & it was just a very pleasant place to reside. However, they switched management companies without notice & ever since then this place has been very hard to call home. The property manager, Penny comes off as very nice but is extremely fake & underhandedly rude. You are forced to be exclusive to their internet service (BroadStar) which is HORRIBLE & expensive for the service it provides. The maintenance supervisor is rude & goes to report things to Penny, which she blindly takes then posts rude, harassing notices on your door as a result. I work & go to school full time, plus I pay over $800 a month in rent for a 1 bedroom (a rate that goes up every year), so to come home to notices on my door over something I “allegedly” did, something I see countless others doing every single day is unacceptable. My lawyers have been contacted & something will be done to remedy this as soon as possible. I will not stand for this when I have been a loyal, unproblematic tenant for over 3 years. With this new management, I don’t advise anyone to move out here. I definitely will not be renewing my lease next year. Also, I’m pretty certain there will be a response to this review which I am prepared for. I have photo & video evidence to refute any negative response to MY experience.

There is not enough time in this world for me to go on about how AMAZING this place is. The community is quiet, kind, welcoming, and everyone here is SO friendly. The apartments are spacious and very well maintained. I had to put in a maintenance request (for small, normal things like a light bulb going out, or my ice marker stopped working). Every time I put in a request the issue was FIXED within fifteen minutes. Absolutely incredible! The model that you are able to walk through is a very accurate representation of the apartment we moved in to, even though ours had carpets. The office staff is SO on top of everything. They remember everyone, have packages ready, and are very open and upfront when signing leases about any questions you have about policies. They have a great gym that is usually always empty. There were only a few times we went and it had 1 or 2 people already in it. There is an awesome pool and hot tub that are also usually always open. Laundry facility on site is spacious and no wait to use machines. My husband and I were actually devastated that we had to move and only did so because his job transferred out of state, otherwise we would still be there. I highly recommend this place to anyone looking for a quiet, friendly, welcoming place to live.

I'm obsessed with my apartment and these people are angels. The renovated units are so nice with vinyl wood flooring and granite-looking countertops. I can't believe how cheap my rent is considering how great this unit looks. My AC bill is max $100 in the summer (keeping it 72 or lower inside) and way lower in winter. The maintenance staff is amazing, especially Jim. If I ever have any issues, which I rarely do, they send someone to my door within about 20 minutes or less. Front office staff are all very helpful and cheery. The neighborhood is quiet, peaceful, and very well maintained. This morning while driving out of the complex for school I was greeted by office staff at the entrance handing out free breakfast bags through car windows to residents as we headed out. So sweet and it put me in a good mood for the rest of the day! Thanks guys!

The staff are friendly and the apartment is extremely well maintained. You have a problem, you report it, and it's mostly taken care of within the next 1-2days. Calm surroundings and nice neighbors. Good amenities like the gym and pool. The only downside is the internet/cable. They have an exclusive contract with Broadstar but the company is overpriced for what you get; one outage per 1-2 months and unstable connections. Other than that, an affordable, conveniently located, and nice apartment.

Wonderfully complex and staff, the apartments are well maintained and staff does a great job. I am concerned about the quality of background checks at this complex. Recently while getting off work late at night, I observed a young/middle age man creeping around with his small dog. The young man lives in the back of the complex and he drives a Toyota Corolla, so ladies beware.

I never write reviews, but Hunter's Run has earned it. I have never had such a great experience with an apartment complex. The maintenance here is incredible. Not only are they friendly, but every request I put in was completed the same day, often within a couple of hours. The office workers are always nice and helpful. It's a smaller complex, which means less traffic and less noise. The facilities are always nice and clean, and my neighbors have been great. I really can't say enough good things about this place. It's definitely the most affordable apartment complex in Gainesville - you get the most bang for your buck here (I think I looked at 15 apartment complexes before finding this place). If you need a reliable internet connection do not move here. Complex has Broadstar, it is your only choice. Read BBB for insight. I have been here for three months and connection drops or locks 4-6x each evening. Even though I was assured the internet worked fine prior to signing with them and that they have not been able to fix the acknowledged problem in three months, management is going to penalize me if I want to move. They would not even compromise on a solution. I am a remote worker and online grad student so it is a pretty big deal for me to have stable internet. I now have to pay for a hotspot which costs me a lot of money every month. They have placed a burden on me and left me with sorry it had to be you. It was very disappointing given the issue. So all I can do is share my experience and hopefully prevent someone else going through what I have.
Other than that the place is ok, very outdated but everything works. There are some rusty fixtures in my unit and the porch collects water every time it rains. A/C smells moldy every time I turn it on. No bugs and maintenance fixes things timely. Pretty quiet but some loud cars. Outside of buildings are pretty bad, peeling paint and dirty, walkways and stairs are black and unmaintained. Landscaping is good, they keep it mulched and trimmed. Pool area is nice but they allow drinking and smoking which surprised me. Gym is good. Lots of dogs in the complex.

We lived here for the past year and enjoyed it very much. The staff here are very friendly and maintanence responded to to all our request in reasonable time. A new manager is there now and she has made quite a few improvements to the complex, most notably the new cable company. The old cable would regularly go out after a storm and take 3-4 days to come back on. The new cable service is much more reliable and has a better reception with more channels. This is a good place to live for grad students with families. Our toddler loved the pool, playground, and feeding the ducks right outside of our front door. Its a quiet place to live and we enjoyed our year there.

Anonymous post below is completely bogus. The Mgr in question (Gwen) is the nicest, most helpful complex manager I could imagine having, and I've lived in Hunters run for 5 years. If the 'anonymous' review is even genuine (Gwen has just been 'let go' for completely falsified reasons), then 'anonymous' must have had a serous attitude problem to have taken issue with such an excellent manager. Whilst I would absolutely recommend the complex based on my experience so far, the appalling attitude of the parent co. concerns me as to how it will be in the future.
