Rent is $2,550 per month, water and septic included. All other utilities are tenant's responsibility.
Tenant can have use of beach, but is not permitted use of the dock.

Option for tenant to receive monthly Rent Concession for performance of Grounds Maintenance/Caretaking Services. The Grounds Care Requirements include, but are not limited to, keeping the lawn mowed at both 401 and 430 Sutherland Road, picking up blown branches, pinecones, and leaves, watching over the other homes on the property and setting thermostats, etc. If proper Grounds Maintenance is completed, Rent Concession is as follows:
- April 1 through September 30th: $725 Rent Concession, bringing rent to $1,825 per month
- October 1 through March 31st: $150 Rent Concession, bringing rent to $2,400 per month
If tenant does not complete the Grounds Care to Owner/Property Manager's standards, they will be required to pay the Full Month's Rent.
