Application Requirements:
- Application Fee: $50.00 per person (18+).
- **Income:** Must be at least 3x the monthly rent. Provide the last 4 months of pay stubs.
- **Documents:** Submit a copy of your Driver’s License/ID and Social Security card.
- **Rent & Deposit:** Rent and deposit amounts are equal. For example, if rent is $1,000, the deposit will also be $1,000. Both must be paid in full before move-in. A deposit is required to reserve a property, which can be held for up to 14 days. The second month’s rent will be prorated if you move in mid-month.
Additional Policies:
- **Credit Issues:** Acceptable if there is no negative rental history.
- **Rental History:** Applicants with prior evictions or broken leases may be subject to additional fees, including a double deposit or non-refundable high-risk fee. All rent, deposits, and fees must be paid in full before move-in.
- **Criminal History:** Evaluated on a case-by-case basis.
- **Pets:** Considered on a case-by-case basis, with a 25 lb. weight limit. If approved, a non-refundable pet deposit of $250 is required.
Additional Information:
- Applications are valid for 30 days and can be transferred to any property listed on our website.
- We pay REALTORS® commissions for approved tenants.
