After your pre qualified, we will set up a time for your showing. You should already know the home is a good fit for you based on the photo's and details in this ad you have already reviewed and maybe even after we have communicated in detail about the rental.
After your tour of the home and you know for sure the rental will suit you and your family needs and budget you may now choose to move forward with us and finalize your processing so you can schedule your move in date..
After you have been prequalified and after your tour takes place, choose to move forward, you know you have not wasted your time since you have already been prequalified and you like the rental and all your questions have been answered to your satisfaction.
We have clean quality properties for well qualified applicants.
TOURS MAY BE CONDUCTED WHILE THE CURRENT OCCUPANT HAS POSSESSION OF THE RENTAL BUT PRIOR NOTICE IS REQUIRED FOR EVERY TOUR.
A well qualified applicant may enter into a lease now or ANYTIME to lock in to the 4/30/26 possession date. This will allow you to have ample time to prepare your move without having to rush and give notice to your current Landlord.
Starting the process asap helps prevent a hasty / rapid move enabling you to pack, obtain a trailer/truck or hire a mover or friends or relatives avoiding last minute arrangements and hopefully a drama free and organized move.
TENANT PREQUALIFICATION / RENTAL ELIGIBILITY: We will ask you some very basic prequalification questions to determine if your pre qualified for this or any of our rentals. This is done before any tour takes place.
CREDIT SCORE, RENTAL & EMPLOYMENT history questions are the MAIN prequalification focus. We look for stable well qualified occupants.
After your processing is finalized we will present your new lease with us. Be sure to advise your current landlord you will not be renewing your current lease and prepare to move.
Getting started early should help you gather required deposits for us. You may also get your existing deposits back upon exit of your current rental to replenish your funds.
PAPER APPLICATION AFTER TOUR:
After your tour, and you determine the rental will suit your needs and budget, we will then present every adult 18 years or older with an application to be filled out for our rental file. This BASIC information will be verified thru our vetting process.
There is a $75 application fee for each approved adult to be listed on the lease to occupy the rental.
DEPOSITS: 1st month, last month and 1 month security deposit is due at lease signing. (Additional funds may be required if you have challenged credit or insufficient employment/rental history) .
