Starting the process helps prevent a hasty / rapid move enabling you to pack, obtain a trailer/truck or hire a mover or friends or relatives avoiding last minute arrangements and hopefully a drama free and organized move.
April may seem far off but as they say "Time Flies"!
Before you know it April will be here so pay close attention to your current Lease Agreement as written notice is usually required well in advance if you do not plan to renew your current lease. It may even automatically renew (unless) you submit your notice within a specific time period, in advance of it's end date.
LEASE DURATION TO CHOOSE FROM:
12, 24, 36 months or more lease durations to choose from. Our leases automatically self renew UNLESS you submit PRIOR written notice of your desire NOT to renew after your initial lease duration ends. You may also terminate your lease early if the need arises regardless of the initial term duration.

UTILITIES/YARD MAINT. / SNOW SHOVELING:
All utilities are the responsibility of the tenant. Tenant is responsible for yard maintenance and any snow shoveling. You can choose to have these items performed by Landlord as needed for an additional fee.
DEPOSITS:
1st month, last month and 1 month security deposit is due at lease signing. (Additional funds may be required if you have challenged credit or insufficient employment/rental history) . Getting started early should help you gather required funds. You should also get your existing deposits back upon exit of your current rental.
For any proactive applicant looking to secure this rental now/asap, a lease can be entered into now/anytime beginning 4/30/26 in order lock into this rental and begin moving preparations. Showings can be coordinated anytime during normal business hours.
TENANT PREQUALIFICATION / RENTAL ELIGIBILITY:
We will ask you some very basic prequalification questions to determine if your pre qualified for this or any of our rentals. This is done before any tour takes place.
CREDIT SCORE, RENTAL & EMPLOYMENT history questions are the prequalification focus.
This avoids wasting either of our time. If a tour is granted, you know you'll be considered for the rental if you want to proceed AFTER your tour to sign a Lease.
After you're pre qualified, we will set up a time for your showing. After your showing, if you want to move forward, you know you could be approved for occupancy. At this point you are not obligated to pursue a lease unless you know the rental will suit your needs.
After your tour, and you determine the rental will suit your needs and budget, we will then present every adult 18 years or older with an application to be filled out for your rental file. This BASIC information will be verified thru our vetting process.
There is a $75 application fee for each approved adult to be listed on the lease to occupy the rental. This is for us to cover our labor costs to obtain / perform the actual rental/employment verification process (only now will any credit report be needed). We will do a final budget analysis to make sure occupants meet our budget requirements based on your prequalification information obtained early on. After everything is completed, your lease will be presented, deposits collected and we will meet your deadlines for occupancy.
Showings set up only after pre qualification is completed.
APPLICATION FEE PER ADULT:
We do our best to shift our focus to one applicant/family at a time (with respect to collecting application fees). We are not in the business of collecting multiple applications/fees but rather prefer to find a well qualified applicant/family that we feel is the best possible match for the rental. If an application fee is requested by us, it's because you have already toured the rental, and have determined it will suit your needs and are likely to be considered for the rental based on pre qualification details already gathered, the remaining processing can begin regarding final vetting/verification.
If an employer has an unusually high fee (some are notorious for this) to respond to our written employment verification, this cost is added to the $75 already collected, to be paid by you asap so we can continue with final processing to include but not limited to: credit bureaus are obtained, rental history is ran, criminal history obtained. We don't if an employer has a verification fee or how much until we reach out to them.
SECTION 8:
Section 8 will not be considered for this rental.
PETS / ANIMALS:
Small pets / animals *may be approved. Sorry, no fish tanks...
We love pets! Your Furry Friend *May Be Welcome! Breed restrictions do apply (for insurance reasons).
We have welcoming, modern, clean homes (and yards) with room for everyone *possibly even your best friend with a tail.
Pet deposits and/or additional pet rent may be required and vary depending on the animal (s).
Bring your animal (s) during your showing...
We like to meet the animal (s) in person during your showing.
Pet rent could be as minimal as $25 per month up to $65 per month each pet.
We *may approve some pets/animals. Pet deposit (s) are always required.
