Bowaut Inc. DBA Villa Parada offers one and two bedroom apartments in a prime location in the Englewood/Denver area. The Villa Parada apartment complex has been owned and managed by the same company since 1977, providing well maintained complex and great onsite management.

Set back just a few blocks from all this hustle is our quite 1.13 acre, 66 unit complex. The Villa Parada provides a mix of 1 bdrm/1 bath and 2 bdrms/1 bath. Our 1 bdrms are 675 square feet and our 2 bedrooms are about 850 square feet.



Our complex offers on-site storage units and off-street assigned parking for a monthly rate and is surrounded by ample side street parking. We have two on-site laundry rooms, and open BBQ areas. We allow Indoor Cats, 60-gallon Aquarium with Fish, Hamster, Gerbil, Guinea Pig, Birds, Lizards. Pet fees; $300 Refundable Pet Security Deposit, $35/month Pet rent for Cats only.



Tenants are responsible for Electricity, Cable, Internet and Phone. Included in rent is gas, trash, water and sewage.



The prospective tenant has the right to provide to the landlord a portable screening report, as defined in Section 38-12-902(2.5), Colorado Revised Statutes; and IF the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from; Charging the prospective tenant a rental application fee; or Charging the prospective tenant a fee for the landlord to access to use the portal tenant screening report.

If prospective tenant provides a portable screening report, the Screening Report must include name, contact information, verification of employment and income and last-known address and must have a date the reflects the report has been ran within the last 30 days. The screening report must be made directly available to the landlord by the Consumer Reporting Agency for use in the application process or provided through a third-party website that regularly engages in the business of providing consumer reports and complies with all the state and Federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency.



Prospective applicants understand that ALL Applicants, eighteen (18) years of age or older who will be residing in the Premises, must fill out a separate Application. The Application will report credit (credit is not applicable for Subsidy Applications), employment, rental and criminal history. For any application to be processed the application must be complete and accompanied by a non-refundable application fee or a Portable Screening Report (PTSR). Landlord discloses that the nonrefundable Application Fee is $40.00, consisting of $17.95 paid to a third-party tenant screening company and $22.05 for processing expense to verify current and pass rental and employment history. $5 charge from online service.
