If you see that the dumpsters are overloaded then that would be the only exception for you to take your bag back to your unit instead of leaving it outside the dumpster or overfilling it and just wait until the trash truck comes and empties it so you can then throw your garbage away. Make sure your garbage is not leaking any food or drink items as you drag it across the property and it is tied tightly to prevent trash from falling out. Misc. Reminders: Pick up your cigarette butts...Our landscaping is NOT your ashtray and no one wants to look at your nasty cigarette butts let alone have to clean them up for you. If you are a smoker that is fine with us but dispose of your butts properly and DO NOT smoke in your unit, on your patios /balconies or in the Common areas like the pool, spa and fitness area! Go out to your vehicle or the parking lot where you are not disturbing others with the smell. If you need to speak to management and you have trouble communicating for whatever reason then bring a translator or other person to help you with what you need to discuss so there are no misunderstandings or confusion of any kind. Again, be considerate of your neighbors with the noise, loud banging, having guests over, music etc. It is common courtesy and remember you are responsible for their behavior as wee as your own. If management receives a call about your unit it is NOT your guests who will be given a notice it is "You", the resident so be thoughtful and mindful. Go hang out at their apts. or homes and disrupt their neighbors if they choose NOT to respect the Rules and neighbors here at Quail Pointe.

Please read the email from the property manager: The days of all the other residents thinking they can do what they want and get away with it are OVER! Towing is now enforced by management only at this time and eventually residents will receive their blue tow cards if they haven't already to tow if someone is in your spot. For now we need to filter out ALL of those who have more than 2 vehicles NOT registered with the office and DO NOT have parking permits to be towed immediately and then once that occurs I am sure we will have less issues with other people parking in other residents Space#;s and it will open up the permit parking only for the residents who need it! The parking in front of the office is" Future Resident Parking/Office and Vendor parking. Anything associated with the Leasing Office. Regardless if you have a permit you are not to park in a reserved/assigned spot. Those spots are to be open from 8am-6pm and anyone in them during those hours will be tagged and towed immediately. The residents who are parking in Space # 115 and # 116 you better NOT park there anymore effective immediately. Those are NOT YOUR ASSIGNED SPOTS! You will be towed with no further warning at your own expense. Those of you who have sold and/or purchased stickers illegally from previous residents and/or existing ones that were given two, if you are NOT registered in the Parking Log with that parking permit that is in the office YOU will be towed at your expense. Do not think for one second just because you have a parking permit sticker that we cannot track it down to the vehicle or residents they belong/belonged too . Permit parking only and your assigned parking spots are NOT for storing your vehicles, non-ops or unregistered vehicles. Even if you have a sticker , trust me we have been taking pictures of the vehicles eating up spots that have been sitting for days, if not weeks or longer. You will also be towed at your expense. It is a VERY simple concept folks, you either follow the rules or sooner or later your unwillingness to do so will catch up with you. I do not have the time day after day to sweep the lots posting tow notices and receiving calls from residents angry because they can't even find a spot to park in due to others inconsiderate and disrespectful behavior. I am done with the injustices of those who fail to comply with the rules and common decency , so when your vehicle is towed...DO NOT come to my office complaining to me because I will NOT be sympathetic or apologize for enforcing the rules. I will be doing a sweep of everyone's patios and balcony's in the next week and anything on there besides patio furniture or a few plants on the floor of the patios or balconies need to be removed immediately. This is your reminder and warning to start cleaning them up NOW! Do not leave your recycling out on your patio for days or longer as it attracts critters to the community and it is filth. The same goes with trash take it out to the dumpsters immediately. DO NOT let is sit in front of your door over night or all day long. DO NOT hang plants, wind chimes, lights or other objects from the structure of the patios /balcony's. Remove immediately if you do. You cannot have plants or other objects sitting on the ledges, The ledges are made of wood and rot when you water your plants causing damage to our property.The trash dumpsters are just that?? Can anyone guess? If you said "Trash" yep that is right, trash and trash only! It is NOT for your furniture, mattresses and other other personal belongings you decide you do not want anymore. If you are caught illegally dumping you will be fined. Remember someone is ALWAYS watching so don't try to trick the system just follow it.
