• A credit and background check may be charged by some third party vendors as part of the process. For your safety, our staff’s safety and the safety of all our tenants
• Processing fee of $40 per tenant may be charged by some third party vendors and/or Co-Signer, good for any unit for 40 days, so see as much as you want to make sure you find a good fit for you. In a hot market, your unit may not last, so remember, you have the ability to see more.
• A $40 credit and background check may be charged by some third party vendors as part of the process. This is Non-Refundable (outside company) and can be used toward any unit you choose with us within 40 days. * In a hot market, your unit may not last, so remember, you have the ability to see more.*
• We require a 620 or better credit score. If the score is lower, we do allow cosigners or 3 months’ rent in advance. An Income to Rent ratio we look for is 3:1, please make note of this.
• Please submit paperwork prior to your showing, After review: we will contact you for your showing.
• We require that all units be seen by the tenant or a representative of the tenant prior to renting. This can include video tours in some cases.
• NOTE - we require SS# and Drivers License data
• Bed debt also submitted to Penobscot County Sheriff's Office (Or your local Sheriff’s) for service
• Pet policy: $25 per pet each month-2 pet maximum- nonrefundable - pet fee. Cats are welcomed - 2 cats per unit are allowed.
• Dogs under 50lbs are welcome with proof of renters insurance.
• Unfortunately, due to insurance regulations, we are not able to allow the following breeds: Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Rottweilers, German Shepherds, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, Wolf-hybrids, Charpaes, Mastiffs, St Bernards, and any dog with a mature weight expecting to exceed 50 lbs. All dogs must be a minimum of 1 year in age.
Please note: All our buildings are non-smoking. Smoking is allowed outside only – includes Vape, Cannabis etc. .
