Kern Place Neighborhood Summary

Kern Place has a fascinating history. It was designed in the early 20th century by a true Western eccentric, Peter Kern: a jeweler, wanderer, philosopher and mystic who gained and lost several fortunes in Texas and in Alaska. At its founding, Kern Place was an outer suburb at the edge of the desert, featuring curved streets and many odd, often resident-designed homes. Now, it sits well within the city’s central district, just north of downtown and east of the University of Texas El Paso. It’s an extremely popular area with college students and university employees — UTEP’s president is a resident of the neighborhood — who love its eye-catching, historic homes and proximity to some of the area’s best nightlife and shopping. Cincinnati Street is full of bars and restaurants and hosts a raucous, increasingly popular Mardi Gras celebration.

Each month, using over 1 million Rentable listings across the United States, we calculate the median 1-bedroom and 2-bedroom rent prices by city, state, and nation, and track the month-over-month percent change. To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
