We require full first month's rent + full security deposit and we do verify income & background info via formal application. We understand life happens, and we can work with you if you are close on most of the criteria below, but past evictions are a deal-breaker and all applicants must have a valid ID and renter's insurance. Bring your own or you can purchase from management.
Preferred tenant criteria:
- 600+ credit score.
- No previous evictions.
- 3X the rent in income between all tenants. (2 people making $10.50/hr each working 40 hrs wk make 3X the rent for this unit)
- Each tenant over 18 yrs old (roommate, spouse, significant other, relative, etc.) must submit their own application (ask for online link).
- Small dogs (25 pounds or less, breed restrictions apply) allowed on case-by-case basis with nonrefundable pet fee of $250, $250 additional security deposit, and $25 monthly pet rent.
- 1st month full rent + security deposit equal to 1 month full rent required at lease signing.*
- Online application (contact us for a link) includes background check (criminal, eviction, employment, landlord & address history).
- Valid photo ID (National ID OK) and proof of income required for app processing.
- We do not take Sec 8 or vouchers at this time.
*Additional security deposit and/or other guarantee(s) may be required if credit, history, or other application info is deemed deficient or insufficient.
