I was extremely disappointed with University Manors from Day 1. I moved in to my house with no front door attached, wet paint on the walls, beer cans in the yard, and no cleaning in the house had been done. When I called about this, they acted like it was not a problem and were not helpful until I demanded that they clean it immediately and sent pictures to the owner. This was a great preview for how they were going to be with resolving other issues.
For example, when they replaced the broken screens, they simply left the broken ones in the basement instead of throwing them away. About a month in, there was a beehive on the side of the house, which was causing bees to come into the house through a hole, and it took them 2 weeks to resolve this issue. They even told us they scheduled an appointment for an exterminator to come to the house, but then they magically cancelled the supposedly scheduled appointment, so no exterminator ever showed up.
The house was overall nice and enjoyable to live in, when not having to deal with them. My best advice for dealing with them is to get explanations for anything they try to take off of your security deposit (they literally make up anything they can to take your money, because they will charge you for things that were there when you moved in which they just never fixed. They will never apologize for anything that they are in the wrong for, and they act like nothing is their fault. They have improved such things, such as creating a portal online to submit maintenance requests and pay rent, which is much more convenient. If you are laid back and not willing to confront them, then I dont recommend renting from them because they will simply take advantage of you and they are not fun to deal with. I recommend using Student Legal Services while renting from them, so that you can take these issues there for help. I am very happy to not be renting from them again this year.
