Lived here from Jun 16 to May 17, Terrible treatment of a person with a disability and Army Veteran from the Property manager as well as Corporate. Came to a settlement agreement that I have not received payment for after 9 months. Would not recommend any Woodruff property to anyone, ever.

I was skeptical at first because of the various good and bad reviews, but so far I've been impressed! The facilities are nice and well maintained, the staff is friendly and helpful, and the maintenance team fixed a couple of minor issues promptly and courteously. The only thing is my neighbors can be a bit loud at times, talking loudly or playing loud music. The apartments themaelves are pretty well sound-proofed but I hear something from upstairs occasionally. If I had been given a choice I might have asked for a unit further back in the complex rather than up front where there is more activity

Ive lived her for almost a year. Staff can be friendly depend upon which person you deal with. Referred a friend and didnt get my referral check until 4 months after pestering management and them making up rules about receiving the referral. Old apartments, updates are lackluster and poor. Maintenance is good from my experience.
NOISE. The apartment complex doesnt do anything about noise. They will refer you to the police department or their courtesy office who either doesnt answer the phone, or tells you to call 911 for the issue.
Bottom line, I would not recommend this apartment. There are other places that will give you better apartments and amenities for the prices they charge here.

My wife and I lived at The Lakes for 5 years before relocating to Auburn. The staff always handled issues as soon as they were aware of any problems in or around the property. If you like to catch 20lb catfish then this is the place as all three lakes have monster Catfish and Bass in them. A fantastic view of the Lakes and great walking trails.

A few issues but nothing too bad. Wish they would upgrade the older looking play area but the other one is great. We have had issues with our rent being pulled out late since they started a new online payment. We pay on time but it takes forever for them to actually process it out. We had ants but that was resolved. Our ac kept breaking but they installed a brand new one; However, this new ac doesn't seem to cool as much as the other one did. Our neighbors are friendly and everyone seems to keep to themselves. I wish cars would slow down while driving . I think you get what you pay for. I love how our 2 bed 2bath is huge and spacious.

Friendly staff, quick maintenance resolution, nice apartments, and reasonable rent. This is the best place for your money.

We've lived here for a year and half. It's long enough to write a review for this apartment.
1. The appearance of this property is nice. Most of staff are friendly and polite.
2. The management is not really good after they change the manager. They do not clean up the hall way and maintain the parking lot as they used to.
3. Noise issue: When I filed a complaint about noises after 10 p.m, they emailed back to me and asked me to call police instead of reporting to them. I have called the apartment security officers but they never picked up the phone nor called me back.
4. Courtesy: people are speedy even the post says 8m/h. They even do not stop at the "Stop" sign. I wonder whether they cannot read or they are not American
5. Insects: cockroaches and mice are big issues here. The manager seems to give up to this issue
Bottom line: I do not recommend this apartment to anyone unless you want to have feelings like living in a third country world. And do not live on the first floor in case your neighbor put their cardio machines and lift weights.

If you like constant pest problems (roaches, mice, and ants) come to the lakes. The staff will do as little as possible to make your stay here enjoyable. We keep our place as clean as possible but after a month of moving in we experienced constant problems with the sewage backing up into our sinks and bathtub and parts of the apartment breaking after little use. I would NOT recommend this apartment complex to anybody. Honestly just spend the extra few dollars and go somewhere nice.

Promises made but seldom kept. Promised a bigger pool, better gym and, after being closed for months, all I see is a new paint job. Cabinets and appliances date back to 1995. Many apartments reek of cigarettes. Water damage under sinks have stench of mold. Broken blinds/shelving/towel racks/door knobs again never fixed. Mass emails/texts of air filter changes to come...never happened...had to change it myself. Teenagers partying in parking lot on weeknights. Just not what I envisioned.
