Required Application Standards:
Credit score 600+, income greater than 3 times of the rent.
All individuals living in the home age 18 and over are required to complete an application and pass through a Screening Process. A monthly gross income of at least 3 times the monthly rent amount is required. Hourly/Commission applicants submit 3 months worth of current paystubs. Salaried applicants submit 3 months worth of current paystubs. Self-employed applicants submit tax returns for the past two years. New Job/Relocation Applicants submit offer letter on company letterhead with contact info to be verified. Retirement Applicants submit bank statement equal to 18 times the monthly rent. Guarantor Applicants submit current pay stubs to verify 5 times monthly rent, solely.
Credit History: To determine satisfactory credit, we run a report through a credit report agency. Credit history from the past two years will be evaluated.
Pets: Maximum 2 pets per household. Twenty-five (25) pounds or less. A non-refundable pet fee of $250 per animal and a monthly pet rent of $35 per animal (subject to applicable law).
Smoking: We do not allow smoking inside the house.
Identification: We require you to show a valid and current government issued ID prior to completing the application and require a copy of your license or government issued ID upon approval, prior to signing the lease. Once approved, the holding/earnest deposit will be due within 48 hours in order to take the home off the market and hold it for you until the move-in date. The holding/earnest deposit is equivalent to one month rent and will be applied to the security deposit. Move-in date must be within 2 weeks of making the holding/earnest deposit.
Owner will replace HVAC filters on a quarterly basis.
Renters will be required to follow HOA rules.
Owner will pay annual HOA fees.
