Living in Montana Valley Apartments has been a wonderful experience for the last nine or so years. Amber and her staff have always been very kind, helpful and quick to solve any and all concerns or problems in my apartment or around the complex. I especially like when i'm coming into the complex, the grounds are always in pristine condition. It lifts my spirits to know that i live in such a safe and well maintained environment. I appreciate the fact that the rules and regulations are strictly enforced and maintained, such as no repairing of automobiles in the parking lot, no loud music, no unauthorized articles or decorations allowed on the balconies. All maintenance request receive prompt and professional response in a timely manner. I've never had a repair take so long that i was inconvenienced. The repair was always completed before it got critical. The halls and stairways in my building are always keep clean, along with the drives and parking areas. The new windows and sliding doors have made my apartment nearly airtight and lowered my utility bill. I'm sure this benefit will be reflected in the next rent increase. (LOL) I like the particular location of my apartment, in the summer time i can watch the people and cars come and go, while i'm sitting on my spacious balcony drinking my coffee. Lastly, as i have mentioned to Amber many times i LOVE living in the Montana Valley Apartments.

I made Montana Valley my home two years ago, and have been thankful for that decision every single day since. Here, at Montana Valley, I've met people from such a wide variety of backgrounds it's impossible to enumerate, so I won't even try. I love my neighbors here because we are all people sharing a bit of our journey through life. The unique management and maintenance staff work so well together one might be tempted to refer to them as a "well tuned engine," but that could deflect from their excellent people skills, so I'll not use that particular metaphor. Suffice it to say I've yet to meet an employee here who wasn't professional, efficient, and practical while all the while maintaining an attitude that puts PEOPLE first. The property itself provides excellent walking opportunities, as well as areas for kids to play and just be kids. And as I walk around the complex, I see PEOPLE, CHILDREN, PETS - all appearing quite relaxed and proud to call Montana Valley "HOME!" So, if you're looking for an apartment community that's much more than just a place like all the others, I encourage you to come and see for yourself. Look around the complex; stop and speak to some of the residents; observe for yourself the pride that is obviously taken in the upkeep of this lovely complex.

I have been in the property management industry for 8 years, which consist of me traveling a lot and moving around a whole bunch. I can say with confidence that my time at Montana Valley apartments has been nothing short of a disaster. Out of all the places I have resided at, this is the one that I would never recommend to anyone. My car twice was tagged and about to be towed due to me having a small dent on the back of my car. Not only did I speak to the manager about this situation months ago and thought it had been resolved, I then again receive a notice on my car stating that it was going to be towed again due to the same dent and not having a parking sticker (my sticker was on my windshield) which the manager then through her team under the bus and said "I didn't personally put that notice on your car." So basically in a nut shell if I was on the road for work which I'm glad I wasn't I would of came home to my car being towed for no reason. Second the townhouse AC units are a joke, they go out frequently and even when I mentioned to the office that our A/C had a leak they just kept filling it up with Freon not caring that it was a band aid fix. So ultimately our A/C went out on a weekend and had no emergency call because the manager left a voicemail stating "we don't do after hour a/c calls" which I still have the voicemail saved. Kinda odd that we are offered a emergency maintenance number, but one of the most important things in property management is A/C calls. My frustration is probably more so then others because I work in the industry and know all these issues are easy fixes, but due to lack of caring or having pride in their work none of these have been taken care of. The only positive thing I can say about the office is Sara the leasing agent who has been the only one that actually seems like she cares of her job and the community, other then that there is not one positive thing I can say about this community or its office staff (outside of Sara). If this is how Fath properties want's to be represented then I would suggest not living at any of their properties.

Once our A/C finally was fixed this summer I enjoyed living here very much other than the pool never being clean so I couldn't swim in and everyone and their brother being there al the time even if they don't live there. Annoyingly they have a "rule" here where if the weather gets below 50 degrees they turn the furnace on but deceivingly say you control your AC/Heat by your thermostat when that is actually not true. You control it only when its Summer basically. It is 80 degrees in my apartment and I'm ticked. I like it cool and comfortable when I come home. I'm not 70 years old and need the heat that high. This is ridiculous. Not talking to management because they don't do anything. If I could sue this place I would so I'm making sure to read every bit of my lease just in case I can. That's how much they aggravate me.

The worst place ever, and the worst manager. The manager is very biased and very mean with people that she does not like or those who they are from another country. Like us, when we signed a lease with her, she was nice just in the first month, then she treated us different and was so rude. At the end, she refused to give us the deposit and the $50 we gave her for the remote gate even though that gate did not work. We kept every thing very clean because we like to be so wherever we go. I do not recommend this place, there are many places are much better and even cheaper, those apartments are so expensive for nothing believe me.

Amber, Lori, and Ike are all very nice. From the time I move in until the time I moved out they were very helpful and on top of everything.i am a very annual person and they pleased my needs. when something would break they would send someone depending on the issue 24 to 48 hrs. They were always respectful and very supportive. It is a little pricey but it's worth it you have a gated community it's very quite and very safe. I have a dog and they are very pet friendly. They threw events for the guest from time to time like movie night, bingo, pool parties and Christmas parties. They are very understanding and will work with you.

I absolutely love where I live. The staff is friendly, helpful, and quick to respond to any questions. The apartments are quiet and clean. The grounds are nicely kept. There's a gate and lots of green space. It's a quiet, affordable community with a lot of families. I enjoy walking around the grounds and sitting outside. AND it's pet-friendly. I could not recommend this place more.

Be careful it is the worst place you can ever choose. We had a terrible time when we were living there, and we had the worst experience ever in our life. That community is expensive, unsafe, rude bad treated people in the rental office and else more. One thing I still remember was, as we signed the contract with them, they cut the power on our home although we paid for it, for almost a week in the very hot summer time, so we had to stay with some relatives. As we call the power company they keep saying everything is good with us and the office is the one that is responsible for that cut. The manager of the rental office is so rude, unfair and biased. Also, later if you decide to move from them no doubt they will follow you with a big amounts of money want you to pay it, and after they take the deposit of 300, and even if you keep the house clean and paid all your bills. I am talking based on my personal experience. The properties look ok, but the people are nice just until you sign the contract with them, after that they treated you badly. For example, I had to give the water money every month with the rent to the office, after I moved, they kept mailing me with the big amount of money for the water which I already paid. The other bad thing is, they will tell you $60 for water, but you have to pay much much more, sometimes even more than $150. I am grad student I return home very late, my kids return after 5 from school, we are out home and just return very late, they keep telling us you have to pay more based on your usage, which I am sure it is not true. The other bills for those properties like gas and electricity come monthly and very high.

PLEASE READ THIS BEFORE RENTING HERE!! This review is based strictly on personal experience. I will try to stick to facts and not just bash. We lived here for over a year and went month to month. not because we liked it. We just couldn't commit to another year lease as we were moving soon.This place LOOKS nice. it seems like a gated community,(cause it has gates(that don't work). But its not. it is a ran down, drug dealer riddled ghetto. I had family come visit us over the summer and the couple directly upstairs decided they were going to beat each other up and throw things. We had to tell our family them not to worry, this happens all the time. they were still freaked out because you can hear everything. I HEAR MY NEIGHBORS SNEEZE! I few nights later. The woman up stairs was being assulted and screaming for help. Thankfully our children weren't there or they would have been terrified. I had to go onto the porch and shout at him to stop. i told him i called the cops (which i had done before walking outside). EVENTUALLY the cops show up. Anyway, i don't know what they did up there but the pipes upstairs were leaking down through our walls and into the apartment below us. We had to live with holes in our walls for WEEKS if not more than a month. Again, every week, "it will get done first thing Monday morning'!!! Thank you! Have a nice day!" We used to get eviction notices on accident. One month they were serious, but not because we didn't pay... they lost our check, they said we never brought it in. As if they could convince that our memory of walking it into the office was false. But it got "taken care of". We just had to write ANOTHER check and pay to cancel the other check THEY lost. Our dishwasher broke every month.(among lots of other things) Actually our dishwasher is broken right now. We have been told 4 weeks in a row that it would be fixed on Monday. I was told today i would be fixed today.(Its still broken) the handle on the sliding glass door broke and my brother nearly fell over the edge of the concrete pourch. he grabbed the rusty metal railing and that almost went with him. luckily. no one got hurt. this place is asking for a law suit. but the things is. most people here are low income and would just get muscled out by fath properties. The office is very nice, sitting right next to the in-ground pool (which is out of service half the summer)(they cant keep it clean). When you walk in, everyone is super pleasant and very professional. just like when you go out and meet someone on a first date. But once you sign the lease, the first date becomes a marriage. and there is no getting out.( at least for 1 year) soon the honeymoon phase is over. and those nice people you met in the office have since lied to your face on multiple occasions to cover their own ass. and put you and your family in discomfort and even danger. These people aren't your friends, they only want your money. and their turnover rate (the people that move out after 1 year lease) is so high that they just forget about you. you don't get taken care of anymore. they aren't looking for repeat customers. they are looking for a new victims. don't let it be you!!!!

Every year the neighborhood gets a little more ghetto. Break-ins, domestic violence, noise and violence. The management is really powerless to do anything about it. The most they do is issue idle threats via newsletter style bulletins. All the "strict rules" (like the car policy) they enforce are simply for the sake of making the place look nice so they can keep apartments rented. Little to no consideration for the quality of life for residents. You get what you pay for, but what you get is a little less every year.
