The driveway is large enough to allow three or more cars. The owner has the parking lane adjacent to the fence. The rest of the driveway is to be used at the discretion of the tenants.

Basic utilities (power, water and trash) will be split 65% upper rental unit and 35% owner occupied ADU. The owner will bill the tenants and provide access to utility records to verify the amount.

The yard (maintained by the owner) is a community area. The lower patio, the shed and the storage assessed from the back of the home are part of the ADU.

The ADU (apartment) is 900 square feet with a single bath and currently has one resident (the owner). The ADU will not be rented and will remain owner occupied for the duration of the lease. The owner is a public school employee.

There is a occupancy limit due to the existence of an ADU. There is a limit of 4 occupants for the upper level.

A background check, employer and landlord references, credit check and income verification are all required. The background check fee is paid by the applicant.

The lease is 12 months.
