Dont live here. Yeah the price is low.. but its not safe, theres roaches and other assorted bugs, management is very rude. If something goes wrong with your apartment, the repair guys act like youre inconveniencing them. Weve had to call the police to our apartment twice and they never showed up.

I'm not even going to rate this apartment complex, but you have to in order to post it so I gave it 1 star, and if I didn't have to rate it it would be zero. Those reviews are written by employees that work there. Don't be fooled. Only good thing about it is the rent being cheap. Other than the one pro about rent the cons can go on and on and on. From day one my son has complained about this place. (1) There is no security there, everyone has entrance into the apartment complex without having to put a code in the front entrance gate to enter. Oh I forgot the security gate hasn't worked since he has been there (4 years). (2) Management does nothing about anything. You complain and nothing gets done about it. So you might as well save your breath. (3) Work orders are out in and you go weeks before anything is done. (4) It's certainly not safe. (5) They only send maintenance to do a quick fix on the problems just so they can charge you extra if something is not working properly. Report them to RPA or BBB, because they are afraid to go to court with you. But they want you to pay rent on time. And we've never been late on our son's rent. (6) You call corporate and they won't do anything about it. And you have to call them back they will not call you. It is an unsafe place and they do not stand up for what they showed you, prior to moving in. It has really gone down hill under new management. I can go on and on and will probably post more later, but this place is the dumps!!!!!!!!!

DO NOT BE FOOLED by the minute amount of good reviews because they're written by employees. If you're big on customer service, this place is most definitely not for you. The saying "you get what you pay for" is one you should live by, by all means. Living here has been the most miserable experience of my life. RISE clearly has no professional standards whatsoever about who they employ nor do they give a damn about tenants. Stormi is ok at times but more than often she looks right past you when you walk in. Alisha is even worse. Alisha takes zero initiative to be helpful at all and lacks basic social skills and will also hang up in your face... Very classy. Her facial expressions make you reluctant to even carry a conversation with her. Ramona is a know it all and doesn't listen to anything you have to say. Brandon and the younger slim guy with the dreads are both very kind and actually put in effort to solving your issues if it's in their hands, unlike the others. Property is highly unkempt. Don't be fooled by the model apartment!!! It seems as if all the maintenance man power is put into the model because they surely don't care about the ones people actually live in! They treat tenants like they're doing them a favor by letting them live here when it's really the other way around. 75% the neighbors are criminals, so they rent to everybody. There's been two shootings this year in my building. Also, my theory is that they play hangman or tic-tac-toe on the back of complaint forms or something because they obviously don't care. This place is a dump and if you have option to live elsewhere, do so. I'd starve and pay higher rent elsewhere before I ever renew a lease here.

Alright, so you've probably seen the bad reviews before this one, and while they had terrible experiences, I can't really complain. The rent was affordable given that anything closer to UA is way out of my own budget. Whenever I had an issue, I'd place a work order in, and the issue got taken care of either that day or the next. Not going to the lie had a bit of a rough start moving in consider my apartment had been vacant the previous year, but since then it's been smooth sailing. There's an officer at the complex every night, so I feel safe with him here as well. Probably gonna live here again next year. Will have to wait and see, but from my end, they're doing a good job.

1 star is a rating way too high for this place. It was a rip off! My roommates and I were constantly being given utility overages which didn't add up. When asked to see our bill, the office personnel would refer us to Alabama Power Company. We couldn't see our bill because the bill was in the Apartment's name. Turns out the manager at the time was pocketing the money from all of the college students who lived there. word on the street it has gotten worse. Don't waste your time, energy and most defiantly not a single penny at this dump!

From a girl being rapped and thrown behind the dumpster to multiple people being shot and a few killed. Gun shots are often heard throughout the complex. Boardwalk is also INFESTED with Gnats. Plus they have horrible customer service; they will try to milk EVERY penny out of you. The Price is not worth the living conditions. DO NOT MOVE HERE, unless you absolutely have to and you can't afford anything else. WHY DO YOU THINK IT'S SO CHEAP! If you care about your son/daughter/family don't bring them to this gnat infested crime scene of a complex.

the absolute worst apartment I've ever stayed in!! The management is horrible. The walls are wayy too thin. I could hear upstairs, next door and down stairs. I heard people having sex, I heard women getting abused, etc. I literally had the worst stay ever. The team in the front office constantly lost my packages (returned them, gave them to the wrong people, stored them in a backroom for months etc.) I've had 2 friends apply for an apartment here, get DENIED! then a month later when their or vacancies management says to them they are behind on rent and that they needed to find a sublet. However, I'll be sticking to my problems with Boardwalk. They lied to me about renewal accommodations and fooled me into a renewal agreement. I was promised lots of things that just never happened. My dryer didn't work for a full year and even though me and my roommates complained often they would only send out maintenance to do a quick fix. Eventually, when NEW tenants were signing up to be moved in they finally replaced the dryer. However, I had to drive to my friend's house to use her washer/dryer for the entirety of a year just cause the one in my apartment always needed repair. There gates never worked! There were a few occasions were management decided to turn on the gates for some odd reason and me and several other tenants got stuck on the outside of the gate, usually very early in the morning when I was getting home from work! Lastly, when I finally did move out, management sent me a ridiculous bill for $645 for a bunch of random and dumb things. I did not pay them instead I filed 2 seperate complaints with the RPA and BBB and planned to dispute with their management in court. However, within 2 months of my move out Boardwalk wisely sold my debt to a collection agency so that they didn't have to dispute with me any further. DO NOT MOVE HERE! YOU WILL HATE IT! I know the cheap price is tempting but honestly its not worth the headache whatsoever. You will be better off finding a 4 BR house or apartment somewhere else and splitting the rent with 3 other roommates. I would give this apartment a 0/10 rating if I could. Please DONT move here.

I'm warning everyone to stay away from this property! The management is horrible. They rather save money instead of investing into the community. The gates do not work which leaves the property open to dangerous intruders. There have been multiple robberies. There has been a murder and rape within the last 2 years. Both events have been aired on the news giving the property a negative image in the community. Grace Roth is actually a manager at the property, which explains her positive feedback on the property. The property manager tries her best to avoid the residents instead of trying to help you with your issues. The apartments are infested with insects from nets to bed bugs. If appliances go out you have to wait months for them to be replaced while management gives you the run around. The property is cheap for a reason, no one wants to live there. They prey on individuals who are not too familiar with the Tuscaloosa area. Please don't be fooled by the model, the apartments look nothing like that. I'm warning you avoid this property if you can.

The property has been saying for nearly a year now they the internet should be fixed in the next month. Multiple noise complaints filed against the person living above me and nothing has been done. When following them up they "lost them" or I "didnt file one according to the files". Honestly the rooms and apartments as a whole are worth the 460$ a month but the lack of internet kills the experience.
