Income:
Applicants must have verifiable combined net income of 2.5 times the amount of the monthly rent. Applicants must submit 3 months of pay stubs or other forms of proof of income.
Rental History:
All applicants must have a minimum of 12 months of verifiable rental or mortgage payment history. If you cannot submit receipts or bank statements, your application will be denied. We do not accept co-signers or guarantors.
Credit:
Tenant must have established credit with GOOD payment history. No past or current evictions. NO EXCEPTIONS
Personal & Liability insurance
We require tenants to have a Personal Liability Insurance Policy (renters’ insurance) with a minimum coverage of $100,000 per household for the entire time the home is occupied.
Pets:
Applicants will need to fill out a pet application.
A maximum of 2 pets are allowed per home. Rottweiler, Doberman, Pit Bulls, Chows, Akitas, Alaskan Malamutes, Siberian Huskies, St. Bernards, Cane Corse, and Wolf Hybrids are prohibited. Pets must meet all local requirements for licensing and vaccinations.
