Furnished walk-out basement suite in Brambleton for 1 or 2 occupants. A short-term Spring lease through May 31, 2026 is available. Solo Spring rate: $1,350/month total. Two-occupant Spring rate: $1,750/month total. All utilities and Wi-Fi included. Standard summer/fall 12-month basement suite rent is $2,200/month total. The new basement kitchenette is in its final finish stage, and updated photos show the latest progress.
BRAMBLETON STUDENT HOMESTAY OVERVIEW
Owner-occupied 6-bedroom, 5.5-bath single-family home in Brambleton (Ashburn area) offering a furnished homestay suite for one or two college students on a joint lease. The student space is built around a large finished basement suite (~1,493 sq ft) plus access to the main kitchen, laundry, and common areas. This is a quiet, school- and work-focused home, not a crowded apartment or party house.
HOUSE & HOUSEHOLD
The home has 6 bedrooms and 5.5 bathrooms, so there is plenty of room for privacy and connection when you want it.
o I live here full-time.
o My older son is away at college most of the year and mainly home on breaks.
o My younger son is a high-school senior who lives with me every other week (alternating weeks with his mom).
o I also travel for work roughly one week each month, so many days its just you and one other person in a large, quiet house.
There are no small children, and the household rhythm is built around school, work and rest.
BASEMENT STUDENT SUITE (Approx. ~1,493 SF)
Once build-out is complete, both students move into a private basement suite designed specifically for two roommates:
o Two private furnished bedrooms - each able to function as a sleeping/study room)
o Central Rec Room that serves as the main living/study lounge
o Private full bathroom dedicated to the suite
o Basement bathroom dedicated to the suite
o Walk-out double doors to an exterior stairwell for light, fresh air, and a secondary exit
o Hard-surface flooring in the main areas for easy cleaning
o Walk-out double doors to an exterior stairwell for light, air, and a secondary exit
NEW KITCHENETTE & FOOD PREP:
The suite is getting a new basement kitchenette, which is in its final build-out phase:
* Full-size 30" refrigerator
* Dishwasher
* Sink with disposal
* Over-the-counter microwave
* Cabinet storage and counter space
* Portable hot plate/burners for light cooking
Until all final finishes (countertop / backsplash) are fully buttoned up, there is already a functional appliance setup in the basement and you will also have full use of the main kitchen upstairs for heavier cooking and shared meals. When you inquire, I can give you an up-to-date status on the finished kitchenette relative to your preferred move-in date.
LAUNDRY
o In-home laundry with washer/dryer located on the upper level near the bedrooms.
o Basement suite tenants have regular access to this laundry; any future dedicated basement laundry would be a bonus rather than a requirement.
RENT & LEASE STRUCTURE (Per-Suite, Not Per-Person)
This homestay is structured as a 2-bedroom basement suite, leased as one unit (not individual room leases). Rent is quoted as the total price for the entire suite.
Spring 2026 short-term option (through May 31, 2026):
* 1 occupant renting the entire suite: $1,350/month total
* 2 occupants sharing the suite: $1,750/month total
* All utilities and Wi-Fi included
A strong solo renter may move in now and later add a second compatible occupant, subject to screening and mutual agreement.
Standard longer-term suite rent (summer/fall 12-month lease):
* $2,200/month total for the basement suite
* For longer-term leases, I strongly prefer two occupants sharing the suite on one agreement
Any stay beyond May 31, 2026 would require a new written lease.
JOINT LEASE
o Two students sign one joint lease for the entire suite (not individual room leases).
o Both are jointly and severally liable for rent and lease obligations.
INCLUDED IN RENT
o All utilities: electric, gas, water/sewer, trash
High-speed WiFi
o Furnished bedrooms and living areas (beds, dressers, desks, seating)
o In-home washer/dryer (upper level)
o Shared access to main kitchen, dining room, living areas
o Exclusive use of the basement kitchenette once complete
o Driveway and nearby street parking at no extra cost
o Access to Brambleton community amenities such as trails and nearby HOA facilities (pool/tennis subject to HOA rules)
WHO THIS IS FOR
o One strong, responsible student/professional or two compatible occupants looking for a quiet, respectful home environment
o Students who are academically focused, respectful, and not seeking a party house
o People who like the idea of a large, mostly quiet home with an adult owner present, one high-school senior in the house half the time, and plenty of space to spread out
o Ideal if you are a pair of friends, teammates, or siblings; also workable if you start solo now and later add a second student (subject to screening and mutual agreement)
HOUSE RULES (Summary)
o No smoking or vaping inside the home or basement
o No large parties; small gatherings with prior communication
o Overnight guests by advance discussion/approval only
o Quiet hours on school nights
o No tenant pets
o Tenants keep their rooms and suite tidy, take out their own trash, and promptly report repair issues; owner handles major maintenance and yard care

My older son is away at college most of the year and my younger son is a high-school senior who stays with me every other week. The house is generally quiet and school/work-focused. Im here to help you get settled, answer questions about the area and college life, and then give you space to live like an independent adult.
