Owner-occupied 6-bedroom, 5.5-bath single-family home in Brambleton (Ashburn area) offering a newly completed furnished basement suite, ideally suited for 2 students, interns, or young professionals seeking a quiet, respectful home environment.



This is a college homestay-style setup in a large, well-kept home - not a party house, not a crowded apartment complex, and not a typical rooming situation. The goal is to offer a calm, stable, furnished living environment that supports school, work, and a respectful day-to-day home life.



BASEMENT SUITE

The basement functions as a distinct furnished living area within the home and includes:

- Two private bedrooms

- One private full bathroom

- Large Rec Room / lounge area

- New fully functional kitchenette

- Furnished and ready for occupancy



The new kitchenette includes:

- Refrigerator, sink, dishwasher, microwave

- New cabinets

- New countertops & tile backsplash

- Open shelving

- Under-cabinet lighting

- Pull-out trash drawer



The suite is accessed through the main front door and interior basement stairs, consistent with the homestay model.



HOUSE & HOUSEHOLD

This is a large 6-bedroom, 5.5-bath owner-occupied home in Brambleton with plenty of room for privacy and comfortable day-to-day living. I live here full-time. My older son is away at college most of the year and mainly home on breaks. My younger son will be leaving for college in mid-August, so beginning in the fall both of my sons will be away at college for most of the lease term. During the summer, my younger son will still be here on alternating weeks until he leaves for school. I also travel for work roughly one week each month. The overall environment is quiet, stable, and well suited to renters who value a respectful, school- and work-focused home. This setup is a good fit for people who value a more grounded and stable environment than a typical off-campus apartment.



RENT & LEASE STRUCTURE

- The basement is leased as one furnished suite, not as separate room-by-room rentals. A single strong occupant may also be considered, but the suite is priced primarily as a full 2-bedroom rental.



Standard Longer-Term Suite Rent:

- $2,200/month total for the full 2-bedroom basement suite

- If shared by 2 occupants, that works out to about $1,100 each, depending on how the occupants choose to divide it



Lease Term:

- 12-month lease strongly preferred for summer/fall start dates.

- Current move-in timing may also be considered for the right fit.

HOUSE RULES - Summary

This is a quiet, owner-occupied home, so the goal is a respectful, low-drama living environment. No smoking or vaping is allowed anywhere inside the home. No large parties or disruptive gatherings. Overnight guests are only by prior discussion and approval. Tenants are expected to keep their bedrooms, bathroom, and shared suite areas reasonably clean, clean up after themselves in the kitchenette and kitchen, take out their own trash and recycling, and promptly report maintenance issues. Quiet hours and normal consideration for others are expected, especially on weeknights. Pets are not allowed unless specifically approved in writing. Owner handles major maintenance, repairs, and yard care.

Beginning in mid-June, a separate upstairs furnished guest bedroom with private bathroom is expected to become available for one occupant, subject to current tenant move-out and family-use timing around my sons high school graduation. This may be a good fit for a quiet student, intern, or young professional seeking a simpler single-room HomeStay option within the same owner-occupied home.
