BRAMBLETON STUDENT HOMESTAY Overview
Owner-occupied 6-bedroom, 5.5-bath single-family home in Brambleton (Ashburn area) offering a furnished homestay suite for two college roommates on a joint lease. The student space is built around a large finished basement suite (approx. 1,493 sq ft) plus access to the main kitchen, laundry, and common areas. This is a quiet, school- and work-focused homenot a crowded apartment or party house.
HOUSE & HOUSEHOLD
The home has 6 bedrooms and 5.5 bathrooms, so there is plenty of room for privacy and connection when you want it. I live here full-time. My older son is away at college most of the year and mainly home on breaks. My younger son is a high-school senior who lives with me every other week (alternating weeks with his mom). I also travel for work roughly one week each month, so many days its just you and one other person in a large, quiet house. There are no small children, and the household rhythm is built around school, work and rest.
PHASE 1 - MOVE-IN READY UPSTAIRS (Two Private Bedrooms + Baths)
Until the basement suite is complete, you and your roommate will live in two separate upstairs bedrooms, each with:
o Full or Full XL bed, new mattress, quality bedding
o Private bathroom for each bedroom (no bathroom sharing with other tenants)
o Dresser and closet; study desks installed before move-in
o Use of the main-floor kitchen and dining room for cooking and meals
o Access to the main-level family/living room and other common areas within reason
o In-home laundry (washer/dryer on the upper level near the bedrooms)
This phase gives you a very comfortable, high-privacy setup from day one while your dedicated basement suite is being finished.
PHASE 2 - BASEMENT STUDENT SUITE (Approx. ~1,493 SF)
Once build-out is complete, both students move into a private basement suite designed specifically for two roommates:
o Large Rec Room as the primary sleeping and lounge area
o Separate Den as a second sleeping/study area behind doors
o Basement bathroom dedicated to the suite
o New kitchenette planned to include:
* Full-size 30" refrigerator
* Dishwasher
* Sink with disposal
* Over-the-counter microwave
* Cabinet storage and counter space
* Portable hot plate/burners for light cooking
o Walk-out double doors to an exterior stairwell for light, air, and a secondary exit
There is no full-size oven/range in the basement; the kitchenette functions as a wet bar / snack kitchen. You will continue to have full access to the main kitchen upstairs for heavier cooking and shared meals.
RENT & LEASE STRUCTURE (For Both Students Together)
o Launch phase (upstairs bedrooms):
* $1,950/month total (about $975 per person) while you are in the two upstairs bedrooms with private baths.
o Basement suite phase (after move-down):
* $2,200/month total (about $1,100 per person) starting the first full month after the basement student suite (Rec + Den + bath + kitchenette) is finished and you move downstairs.
o PREFERRED LEASE TERM: Standard lease term is 12 months. For students starting mid-year, Spring-only (through May) or Spring+Summer (through July) academic-term leases may be available for the right roommate pair. Two students sign one joint lease for the entire suite (not individual room leases). Rent and any step-up when you move from the initial upstairs bedrooms into the completed basement suite are clearly spelled out in the lease.

High-speed WiFi
o Furnished bedrooms and living areas (beds, dressers, desks, seating)
o In-home washer/dryer (upper level)

o Driveway and nearby street parking at no extra cost
o Access to Brambleton community amenities such as trails and nearby HOA facilities (pool/tennis subject to HOA rules)

o Two college or grad students who already know each other (friends, teammates, siblings)
o Students who are academically focused, respectful, and not seeking a party house
o People who like the idea of a large, mostly quiet home with an adult owner present, one high-school senior in the house half the time, and plenty of space to spread out
o Comfortable with an owner-occupied homestay model rather than a big off-campus apartment complex
HOUSE RULES (Summary)
o No smoking or vaping inside the home or basement
o No large parties; small gatherings with prior communication
o Overnight guests by advance discussion/approval only
o Quiet hours on school nights
o No tenant pets
o Tenants keep their rooms and suite tidy, take out their own trash, and promptly report repair issues; owner handles major maintenance and yard care
