HOUSE & HOUSEHOLD
This is a large 6-bedroom, 5.5-bath owner-occupied home in Brambleton with plenty of room for privacy and comfortable day-to-day living. I live here full-time. My older son is away at college most of the year and mainly home on breaks. My younger son will be leaving for college in mid-August, so beginning in the fall both of my sons will be away at college for most of the lease term. During the summer, my younger son will still be here on alternating weeks until he leaves for school. I also travel for work roughly one week each month. The overall environment is quiet, stable, and well suited to renters who value a respectful, school- and work-focused home. This setup is a good fit for people who value a more grounded and stable environment than a typical off-campus apartment.
RENT & LEASE STRUCTURE
- The basement is leased as one furnished suite, not as separate room-by-room rentals. A single strong occupant may also be considered, but the suite is priced primarily as a full 2-bedroom rental.
Standard Longer-Term Suite Rent:
- $2,200/month total for the full 2-bedroom basement suite
- If shared by 2 occupants, that works out to about $1,100 each, depending on how the occupants choose to divide it
Lease Term:

Overnight guests are only by prior discussion and approval. Tenants are expected to keep their bedrooms, bathroom, and shared suite areas reasonably clean, clean up after themselves in the kitchenette and kitchen, take out their own trash and recycling, and promptly report maintenance issues. Quiet hours and normal consideration for others are expected, especially on weeknights. Pets are not allowed unless specifically approved in writing. Owner handles major maintenance, repairs, and yard care.
