Capitol Hill Neighborhood Summary

Capitol Hill is just east of downtown, and is one of Seattle’s hippest and most active neighborhoods, full of vibrant nightlife, shopping, and restaurants. This eclectic, LGBT-friendly neighborhood is where you’ll find Seattle favorite Stateside restaurant and adjacent molecular mixology bar Foreign National. As the name implies, the neighborhood lies on a steep hill, and you can enjoy the view from its highest point at Volunteer Park, which is home to outdoor sculptures and the Seattle Asian Art Museum. Capitol Hill’s north end is mainly large, older homes, but the closer you get to storefront-lined Broadway, the housing transitions to condos and luxury apartments.

Methodology

Each month, using over 1 million Rentable listings across the United States, we calculate the median 1-bedroom and 2-bedroom rent prices by city, state, and nation, and track the month-over-month percent change. To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
