I moved in on March 31st (The Day Before Easter Sunday). There were a few minor things that needed attention. One major one being the Heat wasnt working when i moved in. I called Maintenance and because my move in day wasn't until April 1st they couldn't find me in the system...even still when i called i was met with Excellent customer service. They still helped me!!! The repair folks were there within 2hrs!!! Each of the minor repairs were fixed the following Monday. The property manager is extremely attentive. I have been here less than a month and have received nothing less than exemplary customer service!!

So, i could get into something else. I was able to get into a new unit. After, I get everything in the new apt. I began to really look around. This place was so dirty. They didn't clean or paint. Like you were suppose to do. That's the law. Then find out refrigerate door doesn't close. How could anyone want to live in dirty place like that? They need to get it together. I have lived here at Raintree for almost four years now and I waited six months for my particular apartment to become available. 30 years ago I lived in the same building for about a year and moved to a house but when I had to get an apartment, I didn't consider any others because I liked the complex and I remembered that I was treated as a valued tenant. I like the location because of the proximity to businesses I support and the fact that Dodge street is only a mile away. I teach at UNO and it usually takes me less than 15 minutes to get to campus from here. I especially like the amenities of a clothes washer and dryer in my apartment and that there is an outside entry (I don't have to endure hallway noises). All concerns relative to my apartment and the complex were addressed promptly, completely, and efficiently. The staff even had conversations with me to determine if I was pleased with the work! Find that at other places. It snowed a few inches in Omaha the other day (1/11/2018), and I was awakened at 1:30 in the morning to find the complex manager and her staff shoveling the walks. I don't know of other places where the manager will leave her/his warm apartment and family to pitch in and work for a few hours to help out the staff so early in the morning! Kudos to Key, Megan, and Logan!!

DO NOT LIVE HERE! This place was fantastic when Kelli was the manager but it has gone down hill since. The maintenance crew took 2 months at one point to fix a hole in the ceiling leaking water. The office staff if rude, ignorant, and completely unprofessional. There is a reason all of the long time residents are moving out. You do NOT want to live in this place.

I have had a history of writing reviews for this property. The first being my impression of my living here so far, the second being a response to other reviews and accusations toward myself. I only feel compelled to revise my review again because I feel it is something worth doing for the visitors of this review section.
My life here is great. Timely and friendly service was given when asked for. My dryer had a bit of a hole in the exhaust hose and they patched it up before I started my next load. AC was a bit off this recent summer, but they fixed it up to perform as needed. Can't say that I am good friends with everyone here, but the encounters I have had were all friendly (the dogs help with that a lot). Have not witnessed any racism or drug addicts like other reviews mentioned, so, can't say that is going on for sure, but here is the odd part.
Management has supposedly changed 4 times in the last 3 years. Maybe there is a problem that I have not seen on my side of the apartment lot. Maybe there exists a poor service that some residents don't get. Its hard for me to imagine what the bosses of this place want out of everyone here, but it seems they are not getting that from the manager. I did a bit of digging and found that the most likely reason they can't keep a manager is because of the competition. There is one that appears to have the same living space arrangements for cheap, and another that charges the same rent but offers a more luxurious and accommodating space than what Raintree has. If it wasn't for the difficulty of moving by myself, I would move out of here, but please use Raintree as a last resort if you're moving here. I have no idea what kind of history this place has and I might have just gotten lucky with the apartment I have moved into.

The review from @Cory Johnson is fake. They posted the review themselves then replied to it with their own account. These are the worst apartments that I have ever lived in. The heater makes a horrible noise that drowns out my television. The ceiling sounds like it is going to cave in with every step the upstairs neighbors take. The smell of mold that I thought was just from being closed up for a few months has never gone away. There are bugs and spiders everywhere. Paint chips falling off the walls from the shaking that occurs when people walk upstairs. My dog is afraid of this place. She used to love coming inside to get a treat, now she tucks her tail between her legs and begs me not to make her go inside. She is afraid of the loud noises coming from the ceiling. Please don't live here. You will be miserable.

Every single step from the apartment above (Family with Children in a 1 bedroom apartment) sounds like the ceiling is going to cave in. They claim it's normal to hear noise when people walk now, however when I asked the question before signing the lease I was told that you COULD NOT hear walking, but could hear running. I also specifically requested NOT to be put underneath children, however they went out of their way to give me one of the only 1 bedrooms that is underneath children.
