The Gulch Neighborhood Summary

The Gulch gets its name from… well, the gulch that lies on the southwest edge of downtown. Formerly a rail yard, the neighborhood has undergone extensive revitalization in the past 20 years, and is now home to thousands of college students (it’s close to both Vanderbilt and Tennessee State) and young professionals (it’s walking distance to downtown). The Gulch is the first neighborhood in the south to be LEED Green certified, and is filled with popular restaurants, bars, and music venues, among them chef Matt Bolus’s immensely popular The 404 and The Station Inn — the center of bluegrass in Nashville, and one of the most famous venues in the world for the genre.

Methodology

Each month, using over 1 million Rentable listings across the United States, we calculate the median 1-bedroom and 2-bedroom rent prices by city, state, and nation, and track the month-over-month percent change. To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
