Midtown Neighborhood Summary

Midtown is a bustling, night-life heavy neighborhood just close enough to downtown to be convenient, and just far enough to not be filled with tourists. Its proximity to Vanderbilt University means its population comprises students, graduate students, and young professionals, and the local dining and retail scene reflects this. Bars both upscale (The Patterson House) and down-home (The Villager Tavern) stand cheek to jowl with ambitious foodie destinations (The Catbird Seat) and breakfast spots (The Pancake Pantry). Music Row, home to many of country music’s most important recording studios and record labels — as well as RCA Studio B, where Elvis Presley recorded over 200 songs — is on the eastern border of the neighborhood, and Nashville’s full-size recreation of The Parthenon is on the northwestern edge.

Methodology

Each month, using over 1 million Rentable listings across the United States, we calculate the median 1-bedroom and 2-bedroom rent prices by city, state, and nation, and track the month-over-month percent change. To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
