12 South Neighborhood Summary

12 South gets its name from 12th Avenue, the main business artery in this hip and free-spirited neighborhood. Its farmers' market, held every Tuesday in Sevier Park, is a strong draw, as are the local businesses — like MODA, a boutique featuring both local and international designers and jewelry, or high-end selvedge denim brand Imogene and Willie, which was founded in 12 South in 2009. The area is known for the distinct architecture of its homes, many of which are now occupied by young professionals and their families. A number of apartment complexes are also stepping into the fray to suit high demand.

Methodology

Each month, using over 1 million Rentable listings across the United States, we calculate the median 1-bedroom and 2-bedroom rent prices by city, state, and nation, and track the month-over-month percent change. To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
