I can't respond to a response but I left a review earlier with my dissatisfaction with floco and they replied to me with "Hi Isabel, weve made several attempts to reach out to you directly since you moved in to discuss any issues that youve experienced, and you have still not responded to us." This is completely false my roommates and I have contacted them many times and not received responses or answers a majority of the time, they have never once reached out to us first about any issues. Please do not believe this passive aggressive and false response to my earlier review. **UPDATE: I added a star because finally someone reached out to me and I am grateful for that**

Floco has been my home for a semester now and the experience has been terrible the management is so slow to solve problems. The location is great, very close to campus and there is a campus bus stop very close but that is the ONLY good thing about it. Also they bribed all the residents with Pizza and gift cards to write good reviews about them so their google rating would go up. It was at 1.8 stars just a few weeks ago. Also when we signed the lease we were promised free core power memberships and 2 weeks after moving in we received an email saying that was no longer the case and they would be switching to a different yoga studio that was further away and we only had 2 classes a day that were available for us to go to for free otherwise we had to pay $20 a class to go to any other classes at different times.

Property management does anything they can to screw you over and squeeze every dime out of you. Dont expect to get anything from your security deposit, regardless if they made a mistake or not because they wont admit it. Rates for the historic houses are incredibly unreasonable for such crappy living conditions. Theres more mice than tenants and quite possibly incredible amounts of mold and who knows what else. I felt sick the entire time I lived there as was no central air system and the 3rd floor of every unit has only one tiny window that is tucked in a corner where no air exchange can occur anyway. Theyll tow you if you park your vehicle in the courtyard but management is OK to park there all day and night as they please of course because theyre not a fire hazard like everyone else is. Overall this place is a huge scam.

The office people will do anything to get you to shut up, this place is awful. It's not worth how close it is or any of the ammenities.

Wish I could give it 0 stars. Worst place EVER to live in. So glad I'm out of there, I didn't realize how a real apartment staff should be until I moved out. Seriously take my advise and do not live here. They're only out for your money and if they make a mistake you will not get your money back. They don't care about anyone.

Very unprofessional. Looks fancy on the outside. "OK" on the inside I guess. Extremely overpriced for what you get. $145 for a parking spot?? I went in for a tour of a unit, ended up waiting outside for half an hour because no one at the office would Buzz me in. The manager, DeParis, who setup the tour with me was off site so I sat in the lobby for over an hour waiting for him. Along with two other potential tenants who were also waiting for him. I called him twice and finally got a call back stating he was "only 10 minutes away". But one by one we simply gave up waiting and the others left. Now, I'm a fairly patient person so I stuck around for a lot longer than was worth it. After another half hour, one of the other staff, Sam?, came over to ask what I was here for. Found out I was waiting for a tour of an apartment that wasn't even available. Very frustrated they would schedule a tour knowing they no longer had a unit for me. Frustrated I had to wait outside and sneak in when someone else walked out. Only to sit and wait some more inside. Overall wasted two hours of my time. Sam was very professional and courteous, very thankful for his help and finally giving me the information I needed. Thank you! And the music in the lobby and outside is way too loud, can barely talk on the intercom.

I'm a current resident at the Historic Florence Court (2016-2017). My group signed here in the fall of our Freshman year because Floco offered the courtyard gamedays, which was literally one of the only reasons why we signed here like everyone else did. They ended up getting rid of game days & management isn't that great (4/10). There is maybe a handful of residents who actually know who every staff member is & I would give the remaining amentities a 2/10. My friends that also live here think the same & have had similar or worse management experiences. I was also interview & hired by the DM Companies owner & Floco Fusion property manager at the beginning of this summer. They said that they would pay for my school tuition & work around my class schedule so I patiently waited until July to start working for them. They then left me a voicemail five days before I was suppose to start working for them & said they they got rid of my position. I stopped into the office a few days later where I had to force Cheryl to bring me into her office so she could explain what was going on. After a lot of digging, I found out that they gave the position to a current employee. Why hire me & promise all of that when you hire a current employee? My life here at the U was literally planned around this job (ex: tuition, living expenses, etc). Now I've missed out on scholarship opportunities & will have to take out more loans so I am able to go to school & feed myself. This experience was very sketchy & the entire way that it was handled was extremely unprofessional. I'm not the type of person to give a business a bad review online, but they definitley deserve less than one star. If you or your kid is looking for a place to live near the UMN I would highly advise looking and leasing elsewhere!!!

Floco advertises as being a luxury apartment complex but they do not deliver. The historic town houses are falling apart and are not great living conditions, between the mice infestation and the lack of responsibility for the low quality furniture they provide. They claim that the units are air conditioned but all that means is 1 box A/C unit for the whole apartment, including two floor units. The third floor of the unit has reached 90 degrees this summer. They also claim to have high security but units are constantly being broken into, and there are belligerent kids screaming and peeing everywhere in the courtyard at all hours of the night. The main reason people live here is to be close to Floco Gameday Tailgates, but they don't even have them anymore. Amenities are not well kept, the "business room" which can be used as a study lounge does not even have working wifi. Very disappointed with the experience I've had this past year. If you're going to pay as much as you do to live here, take your money somewhere that actually provides a livable condition. P.S. every monday at 8am they mow the lawn that can be heard in every single unit.

I have lived in Floco for 3 years now and I really loved my experience living here. The leasing agents and management are very accommodating and allow for a fun living environment. The grill/courtyard area is amazing to have in the summer. Rooms are a bit small, and tend to have maintenance issues, but the maintenance men are great and work fast. Wish the workout room was more up to date and larger. Overall great college apartment.

I have loved my experience of living at FloCo Fusion. This was my first apartment and from the start to finish they were helpful with any questions I had. When we moved in, our apartment was very clean and had been freshly painted. The Wi-Fi was not working correctly, but they were able to get it fixed within a couple days. There have been a lot of resident events like free pizza and make your own apple pie bar. Its a fun social atmosphere and you are able to get to know your neighbors. Management doesnt bother you unless you are being a bother. They always have an open door and you are able to get an in person question. I would highly recommend living here!

FloCo Fusion is a great place to live! I have lived here for a few years now and I have had nothing but the best experience. Our apartment was clean when we moved in and there was no existing damage from previous renters. We have had a few minor maintenance issues (light bulbs, clogged drains etc.) arise but all were taken care of in a timely manner. The WiFi was recently upgraded and has not caused us any problems. The management is very friendly and always willing to help. The amenities (business center, tanning, workout room) are always kept clean and the free breakfast and occasional dinners are always a treat! I have enjoyed living here at FloCo Fusion and would recommend it to anyone looking for a cozy place to live!

This is my first year at Floco Fusion and I am enjoying it so far. The staff is friendly and they take care of the maintenance right away. I had a leak under the bottom of my sink and I went to put in a maintenance request and they took care of it by the end of the day. Maintenance was slow on move-ins at first, but they now take care of it right away. Living here on game days is great because you have preferred access to the courtyard and just have to walk down from your apartment to get in. I would suggest living at Floco.

I lived at 8th on Campus, an apartment owned by floco. If there was a way to give no stars I would. My room was incapable of getting internet and the apartment washing machine was useless. The management was of so little help that you're better off asking the homeless people on the street outside. Please let this place crumble to dust and take your business elsewhere.
