A dog would have to be walked down below onto the HOA common grounds and must be on a leash at all times when doing so, per HOA rules. Also, HOA rules now state any "bathroom" breaks for dogs must be done off HOA/common grounds property, on the street, or otherwise, but off of the community property, and should be picked up. Any pet bathroom breaks being taken within the community or on common grounds could be grounds for a fee or fine now being imposed by the HOA, and that would be a tenant's responsibility or grounds for a breach of the lease agreement.
