MONTHLY RENT AND FEES
Rent is $4,200 to $4,405 per month, contact landlord for exact current rate. Security deposit equals one month's rent per California law. HOME IMPROVEMENTS

PROPERTY ACCESS AND LANDLORD ENTRY
Landlord will provide a minimum of 24 hours written notice before any entry per California Civil Code Section 1954. Entry occurs during normal business hours Monday through Friday 8am to 5pm unless there is an emergency. Emergency entry for fire, flood, or gas leak does not require advance notice.
SMOKING, DRUGS, AND CONTROLLED SUBSTANCES
No smoking of any kind is permitted inside the home or within 25 feet of any door or window. This includes cigarettes, cigars, pipes, vaping, and e-cigarettes. Marijuana and cannabis are strictly prohibited on the property in any form including smoking, vaping, edibles, and cultivation, regardless of California state law or medical status. No illegal drugs, controlled substances, or drug paraphernalia are permitted on the premises at any time. Violation of this policy is grounds for immediate lease termination and eviction proceedings. This policy applies to the tenant, all occupants, and all guests.
PETS
Small dogs under 25 pounds fully grown are considered on a case-by-case basis with a maximum of one pet. No cats are permitted. No large dogs, aggressive breeds, or exotic animals are allowed. All pets require landlord approval prior to move-in. An approved pet will be subject to a pet rent of $75 per month added to the monthly rent. A pet addendum is required at lease signing. Service animals and emotional support animals are exempt per California and federal fair housing law. Unauthorized pets are grounds for lease termination.
OCCUPANCY AND SUBLETTING
The property is for residential use only by approved occupants listed on the lease. No subletting, Airbnb, or short-term rental use is permitted without written landlord consent.
SEPTIC SYSTEM
The property is served by a brand-new private septic system. Tenant shall not flush wipes, feminine products, or any non-biodegradable items. Any drainage issues must be reported to the landlord immediately.
TENANT RESPONSIBILITIES
Tenant must maintain the property in a clean and good condition. No alterations including painting, drilling, or installing fixtures are permitted without written landlord approval. Tenant must report any maintenance needs, leaks, or damage promptly in writing by text or email. Tenant must comply with all city and county ordinances and may not engage in any conduct that constitutes a nuisance to neighbors.
MOVE-OUT
Thirty days written notice is required before vacating. Tenant may request a pre-move-out inspection up to 14 days prior to the move-out date. The property must be returned in the same condition as move-in minus normal wear and tear. The security deposit is returned with an itemized statement within 21 days of vacancy.
CALIFORNIA LAW NOTICES
Rent increases are governed by AB 1482 and are capped at 5 percent plus local CPI or 10 percent maximum per year. Just cause eviction protections apply after 12 months of continuous tenancy. Information on registered sex offenders is available through the California Department of Justice Megan's Law registry.
