Explanation of Charges
*Security Deposit (C.R.S. 6-1-737(3)(b)(I)): Refundable if no damages occur during the lease term.
*Renewal Lease Administration Fee: Due at the onset of renewal of tenancy if offered. $150.00 per renewal fee/property. This fee offsets some of the Property Manager’s costs for text messaging/emails, file storage, software, coordination/time spent, administrative overhead, etc.
*Late Fee: A fee assessed on any unpaid rent balance when monthly rent and other amounts due are not received within eight (8) calendar days after the due date.
*HOA violations/notices: Any charges incurred by the Landlord for Resident’s violation(s) of the HOA CCR's shall be the Resident's responsibility.
*Lockout Fee: If tenant becomes locked out, Landlord, at their option, may in response to a request by Resident, deliver an extra key to the Property or contact Locksmith at tenant expense.
*NSF Fee: Charged to the Tenant if any Tenant payment to Landlord is declined by a banking institution or cancelled/rejected for any reason.
