Every adult 18+ must fill out a rental application.
$50 application fee per person - non refundable
Each applicant must provide a valid drivers license or passport
Social security number is required in order to run credit and background check.
You must make 3x the monthly -
3 most recent paychecks stubs from your employer, W9 or 1099 are acceptable
Must have a 500 or above credit score - a larger deposit of ($550) if less than a 500 credit score
Rental Verification - we will verify with most recent landlord
WE DO NOT UNDER ANY CIRCUMSTANCES ACCEPT DAMAGE TO PROPERTIES OR EVICTIONS
Broken leases are case to case based on the circumstances.
Additional deposit will be required if accepted with a broken lease.
Background check - no aggressive felonies

OCCUPANCY STANDARDS
1 bedroom maximum occupancy = 2 people
2 bedroom maximum occupancy = 4 people
3 bedroom maximum occupancy = 6 people
MOVE IN FEES

$350 - $950 - Deposit (ranges)
$750 - $1300 - Monthly Rent (ranges)
Prorated rent if you move in the middle of the month.
ALL FEES MUST BE PAID IN FULL PRIOR TO RECEIVING THE KEYS FOR YOUR UNIT
Arcos does accept co-signers but MUST have a 650+ credit score and make 4x the monthly rent.
We are first time renter friendly as long as you meet all other requirements.
Applicants without a social security are still encouraged to apply but will require a larger deposit ($950) MUST HAVE A PASSPORT, INS IDENTIFICATION CARD OR STUDENT/WORK VISA VERIFICATION, PERMANENT CARD, TEMPORARY RESIDENT FORM, EMPLOYMENT AUTHORIZATION CARD, FOREIGN NATIONAL ID THAT SHOWS YOUR DOB AND PHOTO.
