It's now the end of December 2009. I've lived here since June 1, 2009, and for the past 7 months have been pleased. Let's be honest, no landlord will ever be perfect unless it's you. They're trying to make money, tenants want everything for free, and if you were rich, you'd be living in your own home. I'm surprised, though, that other reviews have criticized the customer service here. The ladies in the office have always been helpful to me, but I've only called a couple of times (which is a good thing).
When I first moved in, I didn't think my water got hot enough. A maintenance guy came out the next day and fixed it. The other time I went into the office, my garage opener broke, but I had lost the back piece while trying to fix it. I was worried they'd charge me for a new one, but they gave it to me free of charge due to the fact that the old one was broken.
Most recently, I called because some tree branches were blocking the walkway to my front door. I just called a few minutes ago, but she said she'd send someone out.
As for flooding, I'm on the second floor and haven't been here yet for the snow thaw. Speaking of which, living on the second floor is key for winter months because heat rises. I haven't had to turn mine on once, and we've already had below zero days.
The only reason I didn't give High Point Commons more stars is because of the lack of amenities. You get your apartment, and that's it. There's no pool, workout faciility, monthly pizza parties or doggy waste bags/trash cans.
Also, I did fall once on my way to the dumpster because the sidewalk was not level. I fully plan to tell them about this when it's warm enough for them to fix it, but right now it's covered with snow. Plus, I highly doubt this problem is due to their neglect. The earth moves and shifts, sidewalks move with it. I am confident that as soon as it warms up, they will address this issue.
Finally, throughout the summer, there were landscapers here constantly, the grass was always watered and I'm pretty sure they planted bulbs in the fall. I can't wait to see what pops up in the springtime.
Good luck apartment hunting! I hope this helps.
