This one bedroom condo is located directly across the street from City Park! As you enter the building, this unit is the closest to the main door for convenient access. The unit is fully fitted with hardwood floors and neutral tone walls.
The bedroom is very spacious and has large windows to let in natural light. There is a large closet in the bedroom, as well as another large closet just outside the bedroom. There is a full bathroom with a shower/tub combo.
The kitchen, located just off the hallway by the front entrance, has adequate counter space and cabinets. The unit is complete with stainless steel appliances, including a fridge, dishwasher, microwave, and gas range.
The living room is spacious and also has large windows to brighten up the space. Connecting the kitchen and the living room, there is another room perfect for a dining room or home office!
The unit is heated through radiators located in each room. There is no cooling in the building. There is a shared, coin operated, washer and dryer in the basement of the building.
Located just off 17th Ave, this building is directly across the street from City Park, the Denver Zoo, and the Denver Botanic Gardens! Easy access to both Colorado Blvd and Colfax Ave, which will take you anywhere in the metro area. Very close to an abundance of restaurants and bars located all throughout the area.

APPLICATION DETAILS
*Resident is responsible for gas, electric, and trash (when not provided and managed by a municipality or HOA)
*Application fee is $65.00 per person (see application Terms of Agreement for details). The cost of the application fee is based on average expenses of what Pioneer PM incurs - Per CO HB19-1106.
*If approved, a lease preparation and administration fee of 15% of one month's gross rent is required.
*Refundable security deposit equal to 85% of one month's gross rent is required.
TENANT QUALIFICATION CRITERIA
*Total gross income of at least 2X monthly charges for an individual applicant. For applications with more than one unrelated applicant over the age of 18, each applicant must qualify separately with an income of at least 1.5X monthly charges per applicant. You will need to submit proof of income at the time of application submission.
*660+ credit score is required.
*Applicants may be considered with credit scores below 660 with an added reoccurring Marginal Credit Score Fee of 1/12th of monthly rent. Approved applicants can resubmit credit information if credit score is improved to 660+.
*Co-Signers will not be considered to fulfill any qualification requirement.

*Dogs considered with pet fees. No Large or Dangerous Dogs. No more than 2 pets total will be considered.
*No cats will be considered.
*Pet fee: $250 One Time Fee + $35/mth per pet

BROKERAGE SERVICES
*In addition to rent, residents will be charged a brokerage services charge of $25/mth.
INSURANCE REQUIREMENTS
*Liability to Landlord Insurance (LLI) is required by all tenants. We have options available starting at $10.50/mth.
*Renters Insurance is not required but is highly recommended. Many renters insurance policies include LLI coverage. Check with your provider prior to signing up.
