First of all, Id like to point out that the Aspen workers have no idea what they are doing. I came into the office one day to demand a refund for a month they overcharged me on rent and the manager hasnt responded to my emails in weeks. The workers certainly have not been trained in the correct ways, plus they LIE on the tours about the utility prices. I was told during my tour a year ago that the bills wouldnt exceed more than $75. Well my last bill was $157 and I WASNT EVEN HOME FOR CHRISTMAS BREAK. Thirdly, my apartment flooded and it took the emergency maintenance an hour to get to my apartment to scope out the issue. I am now filing an insurance claim against aspen for all the damages they have caused me. And lastly, if you ever want to speak to a manager, GOOD LUCK. They never come out of their office & let the college students deal with the issues and it NEVER HELPS!!!!!

WARNING TO ALL POSSIBLE RESIDENTS OF ASPEN HEIGHTS I'm writing this review because the management at Aspen Heights is completely unacceptable, and even though they may seem like a cheap alternative for campus living they are not. In the month of December, my roommates and I's bill was almost 500 dollars. My rent is 500 dollars, my utility bill should not be. Split between three people it was around 170 dollars each. Keep in mind that were all gone for 1 month and had our host temp at 65, along with all electrical items unplugged. Still, we received a ridiculously high bill. All of my bill since moving into Aspen have been between 90-100 dollars. Aspen Heights is lacking insulation in their houses and refuse to fix the problems. In my house with the heat at 70 it's hot upstairs and freezing downstairs, another problem aspen won't address or fix. They have written about the problems to all residency but will not fix the issues. Aspen Heights will do whatever they can to take your money, be warned. They will charge you out of the blue fees, ranging from trash issues to an unclean porch. My neighbor's dog pooped on my porch and Aspen forced me to pay for it, when I went to the managers they said they have proof and it's my job to clean the poop. It was ridiculous. Another issue is the general manager, Erin Carter. Ms. Carter refuses to talk to anyone; her people skills are horrible, and she chooses to hide in her office when you come to see her. A group of concerned residents came to peacefully address our concerns with the Aspen Heights management and when we arrived Erin Carter the general manager told us she would be back, then went into her office, and never came out again. In addition, when the manager heard residents were coming to talk she called security. Instead of talking to the general manager about the high bills, and security risks we had to talk to the policemen she called in. We waited over an hour for her to come speak with us and she refused. ALSO, ASPEN HEIGHTS HAD OVER 10 BREAK-INS OVER CHRISTMAS BREAK, THIS IS NOT A SAFE PLACE TO LIVE. They only have four cameras at the gate and two security guards who work the same shift, they can't and won't protect their residents properly. She claimed that she would only speak one on one. Well, several times I have come to speak with Erin Carter and she either "was not there", or belittled me, repeated the same phony phases, and was extremely rude. I have also heard Ms. Carter and other aspen height works trash talk residents and my own roommates, while they thought I was listening. They are extremely unprofessional and deceitful. They are deceitful because when we moved in they lied to our faces and said all of their problems with high bills had been fixed, and that their bills are usually 29 dollars. They blatantly lie to your faces to get your money then refuse to address you if you have problems. Another issue is their gym, it's full of old broken equipment they will not fix. And, lastly, they will charge you with a huge move out fees, and charge you for issues that were there when you moved in. Avoid aspen at all cost! DO YOUR RESEARCH THE FACTS ARE OUT THERE.

I lived in this complex for three years and it flashy facade significantly declined over that time. It started with finding a checklist of what company had the most amenities, and how much space could we find. Aspen Heights does a great job of providing many quality amenities and (sometimes) fun events. There are many issues right under the topical attraction to living here. The building quality is very poor from the quality of construction, HVAC efficiency to regular inconveniences of things like light switch positioning. Summers on the second floor can be brutally hot and make AC out of scale. The main water line out of the kitchen was not properly installed causing it to become out of line and spill drainage in the cabinets. Maintenance (Zach) is great but he is not supplied properly causing delays in fixes. Management seems to get many things wrong even as it has changed over the years. Emails are sent out incorrectly or not at all. Staff once tweeted obscenities from the business account believing it was his own. I assume they have accumulated more debt than expected due to housing unsavory folks the first two years and subsequent empty units later. The issue is they continue to spend on completely unnecessary giveaways, raffles, and events that are generally underwhelming to attend. I would tell them to stop buying food trucks for a day, or giving away smoothies on instagram, hiring pestering security, along with other frivolous propaganda that earns them minimal points with residents and doesn't attract new leasers. Spend the money to fix or at least maintain exercise equipment, to have the pool open at regular intervals, or replace common area light bulbs. They seem to have a short term way to pull you in with flashy giveaways. I understand that a lot of places do this but the others are backed by quality establishments. Another gap in their management is ability to account for post lease termination fees. After three years there is normal wear and tear on carpet, that was sanitized with a carpet cleaner (for which I have photographic evidence), yet still needed to be replaced. The problem lies in the fact there was obvious damage to other parts of the house which seemed to be completely ignored. I am willing to pay what is rightfully my fault, but the gap in the fact pattern shows that they could not even properly evaluate the condition of a living space. Some may ask why would I live there for so long if I did not like it? Well that had more to do with who I wanted to live with, the convenience of not having to move out, and having the furniture package I would have had to probably furnish a new place, only to use it one year. All in all, this place COULD be a great place to live if you still want to live off campus. It is probably not going to get better with all the new housing around the downtown area. Unless they cut prices massively to fill seats, which I suspect will happen. Last thing is, go check it out for yourself and really look at what you're getting for your money.

Aspen Heights has been a great place to live! They really impressed me and my friends on our tour, and when we moved into our three bedroom last year it definitely lived up to our expectations. The staff has been really friendly and any questions I've had I always get a quick response when I email them. Aspen definitely has the biggest houses I've seen for students, and the community has a great vibe. Couldn't recommend it more!

My advice? Dont live here. Management claims that it is the safest community in Columbia. FALSE. One or more of the security gates is always broken. MULTIPLE BURGLARIES have happened and the only way I know that they happened is because my friends have called me worried about me. Aspen has not sent a SINGLE email or other type of notification to residents alerting them of serious safety concerns. Utilities are also outrageously high (e.g. >$200 per person per month) even when you use them as sparingly as possible.

I love living at aspen heights! I just resigned for my third year here -- and got an amazing price. The rooms are huge, private bathrooms, huge living area, and if you get it furnished the furniture that it comes with is pretty nice. The office is always more than willing to help you work through any issues. The maintenance requests are so easy and once you submit one, it is completed in a very timely manner. The amenities are great: pool, workout rooms, study rooms, free printing, etc. Also very pet friendly!! My dog and cat both love it here. I couldn't imagine having them stuck in a small apartment so the huge house sizes that aspen gives are perfect! Over all i've had a great experience with aspen heights. The only downfall is the utilities during the winter months, however mine truly haven't been that bad so far this year.

I moved to Aspen In October and the staff was very friendly and attentive. They made sure that I was happy with the house and room I was moving into. I was nervous since I was moving in the middle of the semester but they made sure the carpet and room were clean. Since then, anytime I have a maintenance request submitted it gets done the same day and it is also really nice to have a shuttle that goes to and from campus. Overall, I had an enjoyable experience here and will be resigning for next year.

Broke is a common description that should be used at this place. Everything in this complex is broke, and you will end up being broke due to random charges that are overly excessive. I do not recommend this place for anyone unless you like having to constantly request work orders and like paying a lot of money when you shouldnt have to. 1/5

I honestly cannot consider where to begin with this place. It should be called Aspen Heightens Your Bill because this place will find anything to charge you for. Whether it is one carpet stain, or a missing wristband, this place will scam you out of your money. The 'gated community' feeling was nice at first, but then you realize that you can easily waltz right into the place because the security personnel will let you go by as long as you say that you are a resident there. Do not waste your time or money living here because you will regret it, and I know that I did. Get ready to pay double utilities in the winter months, and if you do make the mistake in signing a lease here, do not do it until the last day, as they for some reason just give you a gift card for signing your lease late. DO NOT LIVE HERE

This is my second year living at Aspen Heights and I could not have chose a better place to live my junior and senior year of college. The houses are very spacious and allow for a lot of room. I love closet and bedroom space and furniture provided as well. It's like a little community with a gym and pool and everything! I highly reccomend!

DO NOT LIVE HERE I CANT STRESS IT ENOUGH. If I could give Aspen negative stars I would. Ive lived in Aspen Heights for two years going on three and I never really had any problems with Aspen until recently. I lived in a 4 bedroom house with my three other roommates. After the second year my roommates decided they were sick of Aspen and went to live else where in Columbia because of Aspens crazy utility bills during the winter months. I also was planning on leaving Aspen until they came out the Super One deal. I figured it would be convenient to just stay with Aspen and just move to a super one, for the space and not having roommates it seemed worth the extra money. So I went into the office to find out more about the Super One and the ladies at the desk answered the questions that I had about it. Then they sent me a lease renewal after I didnt want to sign it in the office because I wanted to go home and look it over because I knew Aspen was shady. Plus after you sign they only give you 48 hrs to change your mind so I didnt want to rush, I wanted to make sure I was making the best decision for myself. After looking at the lease they sent me some parts didnt make since so I brought it to their attention and they made some changes to the pricing because the way it was originally written it didnt make sense. I also noticed in my lease that the move in date was three weeks away from the move out date. I asked the office about it because my parents live in Houston TX and I had a job over the summer so being homeless for 3 weeks didnt make sense if I could simply find somewhere else to live in Columbia that could move me in sooner. The lady at the desk then told me about being a unit transfer and how I could stay in my unit for a week and then move into my new unit when the week was up. So after everything seemed to check out I signed my lease just to find out a month later when its time for everyone to move out that they never put me down as a transfer and to do the transfer thing that they were telling me about in the office you have to pay $250!! I have to pay to not be homeless in a complex that I renewed a lease in! This made me mad because I literally checked and asked them was there anything that I was missing and they told me no I was good to go. So after letting management know that I was never informed of any transfer fee they basically told me to suck it up and I talked to the assistant GM Brett who told me and I quote if $250 was a make or break for me that I probably shouldve found somewhere else to live. I explained to him that the $250 wasnt the problem the $794 I pay in rent plus $250 was the problem and that I couldnt afford that and that no one ever told me about $250 transfer fee. It didnt make sense for me to pay all that just to stay with Aspen, I wouldve moved somewhere else and probably been happier! If that wasnt bad enough Aspen charged me and my roommates $500+ to move out of our unit because they claimed that our carpet needed to be replaced. They sent me pictures of my rooms floor and remind you we lived in the same house for 2 years so yes over that course of time I spilled things on my carpet. I wish I could upload these photos that they sent me. Yes the carpet wasnt spotless but it was not ripped, cut, or burned in anyway. It was normal wear and tear that couldve been cleaned. When we moved into our unit our carpet was not new and wasnt spotless. But back then they never asked about the condition of your carpet and walls when you move into your unit, but now they do. They also charged us $37.50 per person to repaint the common area. Aspen has let me know that I cant pay my November rent until all my outstanding fees are paid. Thats $1621 thats ridiculous.

I lived at Aspen Heights for 2 years, everything was fine during the first year. However, the utility bill went extremely high in the next year, the highest bill was almost 1,200 dollars pre house. What the point is that month everyone go home for vacation, they just explained that the air conditioner system need to run. The high utility bills keep almost the second year. Ridiculous! What's more, they won't return your deposit easily. I was told I can receive the check last week. Actually I didn't receive it, and when I called them, I was informed I have to wait for three more weeks. I don't know why they keeping make this longer and longer. I signed the move out agreement several months ago. They just like you to live there and sign the lease. They don't give a S after u move out. Don't choose Aspen Heights.

It charges ridiculous amount of utility every month, more than the rent itself for one person in a room. They detain the deposit: not only I could not get my deposit back after three years' keeping the room nice and neat, now they said I owe them a few hundred more for the cleaning. I will have to sue this place in court, and complain to Better Business Bureau.

I've not even lived here for one month and I'm already having the worst time of my life with them. I moved in on the 17th and it was ok until last week when I noticed they put my pet deposit on my account without letting me know so it had racked up several days of late fees. Note that the pet fee was not included in my first "rent payment". I contacted the office and they said they would just waive the fees, since I had no idea they put that on there, and not to worry about paying the pet deposit until this months rent. Imagine my frustration when I log in and see that I now have $144 of late fees. I contacted the office today and had to fight with them saying the first girl told me that the late fees shouldn't even be there so they agreed to waive them, but I still have to pay rent and deposit first. They told me to just enter the correct amount to pay and they would handle the rest. I logged on to pay, but the portal won't let me enter a partial amount so I have to wait until Monday to contact them about how I'm supposed to pay this because I refuse to pay late fees they told me I shouldn't have. This has already been terrible, but to add the cherry on top, I put in a maintenance request to fix my annoyingly broken headboard about a week ago. I got a text today saying that the request was completed, but I don't think they even entered my house because my headboard is just as broken as it was when I moved in. If this is how my whole year living at Aspen is going to be, I dread it.

I will amend this review if it gets resolved, but this has been an incredible hassle already. There are better places to live for the price that have a competent staff. Amended (8/24/17): They removed the charges from my move-out statement for carpeting and wall paint, both of which were like that upon move-in. They opted to leave the charges for bathroom cleaning. Although I cleaned the bathroom prior to move out and deemed it to be satisfactory, I decided not to argue this charge, as it was only $20. I have amended my original review to be 3 stars from the previous 1 star.

I enjoyed living here, large space and good maintenance. But this experience was ruined when I moved out. My roommates were charged nearly $500 each for "bathroom cleaning and carpet stains" despite our rooms being thoroughly cleaned before move-out, as well as all stains being thoroughly noted on the move-in inspection sheet. Their charges were rescinded after desputing them (here is the trend). The day after this occured I received a notification that I owe several hundred for "bathroom cleaning" and "new furniture", although Aspen Heights removed my old mattress at the beginning of my lease so I could use a newer, cleaner one, and they said they would store it and replace it once I left. This place tries to scam you out of several hundred dollars if you don't resign. Prepare to hire a lawyer, contact the BBB, and take plenty of pictures during move-out day or Aspen will try to fraudulently charge you plenty of $$$ for miscellaneous items such as "cleaning". I still enjoyed living there, but their sketchy management makes me hesitant to recommend this place. Edit: to clarify, we took the place as-is, and we even steam cleaned the carpet ourselves at move-in because they were so dirty. I had a large rug in my room, therefor there is no reason why my carpet would need "cleaning". It was cleaner upon moving out than it was moving in.

If there was a way to give zero stars i would. Thats how much this place ISNT worth it. The base price per unit might be good. But be prepared for your place to be dirty. They dont clean the place before you move in. I would recommend you take pictures of the house right before you move out because they will try and charge you for cleaning when you move out when your house is spotless. Be prepared for outrageous utility bills. And just the overall structure of the houses are not worth it. Would not recommend to ANYONE!

When I moved out, they charged me money for replacing the WHOLE carpet of my bedroom because of those ink marks. On the description they wrote down as "burn holes throughout the room". I asked them if I can clean them up but they said NO and there is no way to negotiate. So this is what I paid for dropping my pen on the floor. It is ridiculous especially when they told me even if I try to clean, it wouldn't work for them. I also asked them when they are gonna replace the carpet and they told me it would be after one year :) So how am I supposed to know if you will really replace the carpet or not? But thanks for teaching me a lesson. Now I will start using pencil from now on.

Just received January utility bill. We were home for two weeks of the four due to winter break. We held our furnace on 62 degrees the entire month to try and save money. THE UTILITIES WERE $600 TOTAL!! THAT'S $200 DOLLARS A PERSON. Do not live here. The money you save versus brookside downtown is used directly to make sure you don't freeze your ass off. Spoke to variety of neighbors and theirs was just as high as ours if not higher. How do my parents that live in a house twice the square footage pay HALF of what we pay for utilities and they keep their house at 70 degrees. Also, lost my keys on vacation. Return to find a 50 dollar fine per key. I get that, but one of the "Keys" was a piece of plastic that has their shuttle company name on it for the shuttle pass.. they wanted 50 bucks for that... the others were everyday keys that you get at home depot for a couple bucks used for your personal bedroom door, and the mailbox. 150 Dollars to replace what might have cost them a total of 10 bucks. The gate opener for 50 I get, and the house key for 50 I get, but the rest was a joke. I paid damn near an entire month's worth of rent to replace the keys that were all on my keychain. I get cost of replacement, but for this company to take advantage of their residence and profit off of everyday mistakes is asinine. Also cost 50 dollars to unlock my door when I returned home from vacation because I didn't have a key to get in. There's my rant. If you like paying way too much to live far as hell away from campus, this is the right choice for you!! Sign up today! Update: They gave each resident $10 back for utilities, so only $570 total that was extremely helpful :') .... lol Also response below entirely ignored the reaming of their residents for keys and those stupid bracelets for the pool. #Brookside

Despite what you have heard, this place is simply the best place to live in Columbia, MO. I started living at Aspen in 2014 and I have already re-signed my lease for another year. I'll break it down, I lived 2 years at Campus lodge in College: nothing but parties 24/7 and people continually lighting fireworks until 3 am until September. During my time there, there was a shooting, and the contracted painting company was involved in theft. I would know, since it happened in my unit and I reported it. The demographic is mainly sophomores who don't know too much about off-campus living and are still not focused enough in school. After I left the over priced campus lodge, I lived another two years in some town homes near Rockbridge High school (South Providence). I didn't want to pay for amenities but with that, I also gave up some security. There were multiple break-ins on my culdesac and a too many sketchy people rolling around at night. I've never lived in North Columbia, but when I partied in my undergrad, they were almost always out in that direction. Again, tons of partying and a few big group fights just from the few weekends spent over there; not my cup of tea. Now let's talk about Aspen. The staff there has always been so helpful, and more importantly, attentive. I had a key issue once, and it was fixed that same day. The maintenance crew are amazing and are diligent when fixing things inside your home. Aspen is pretty strict on crazy partying with hefty fines, and I'm okay with that. It is a gated community so that offers a lot of peace of mind as well. It's cool to see little kids walk to the bus stop in the morning or to see a family walk their dog around the area. Kind of feels like home. The demographic is still mainly college students, but they seem more responsible then young ones in other living places. Yeah I heard the rumors that Aspen was worse than Gotham city but I took that risk. And I'm glad that I did. The radiant housing units, swimming pool, and the entire property outshine other living quarters in Columbia, MO. I haven't had any major problems thus far (3 years) and I sincerely doubt that you will either.

As with any large housing in Columbia Missouri, you take the good with the bad. Yes Aspen has had it's fair share. However, overall they offer so many wonderful amenities for the residents. This is year two for my son and things have settled down, new management is much more on top and is proactive, that I appreciate as a mom. It truly is a beautiful well kept housing and there is full time on property security. If you dig deep enough you will find bad everywhere. I'm glad my son had the opportunity to be a part of Aspen Heights.

I wrote a humongously long review here about how every aspect of this place is terrible, but it was deleted. Obviously Aspen Heights is trying to hide things. The 5-star reviews are fake. Do not rent here. These people are liars and thieves.

Do not rent here...this place and their management are the worst people I have ever dealt with in my life. They intimidated my daughter into signing up for another year early saying she would not have a place to live if she did not re up. They did this all the while knowing they were not going to be more than 50% full. If I could give zero stars I would. The place has female assaults, robberies, and even shootings. They have done nothing to fix this. They even lowered rates and and made it impossible for my daughter to get a person to assume the lease. We even offered to pay the difference, paid the rent for 6 months. I am now going to get a lawyer and sue them as they have turned over her credit fixed. Ask them to tell you about the shoddy building construction where the kids have been hit with $500 dollar heating bills...it goes on and on...

Honestly, this is the best living environment I have ever had. I have plenty of space for me and my cat. I absolutely love the pool and fitness center. I don't think I could be this happy anywhere else in Columbia. The security is tight so I always feel safe and the staff at the club house are always available if I need anything at all.

In regards to all of the negative views from the last leasing term, the majority of the problems have been fixed from what I can tell. You can't say that Aspen Heights has a crime problem anymore because all of Columbia is kind of in a crime slump lately. There are two security guards living on the AH campus, and I've never felt scared or uneasy here. I live alone, so that's a pretty big statement. The apartments are super spacious and the furniture is of good quality. I had a problem with my sink when I first moved in, so I sent in a maintenance request. They fixed the problem within two hours of my request. Good experience so far!
