Downtown Neighborhood Summary

Champaign is not a large city, but its downtown punches above its weight class. It’s anchored by three historic theaters: The Art, The Orpheum, and The Virginia. Of the three, only The Art — which has been in business since 1913, and for a time in the 1970s was a porno theater — still shows films: art-house and European, mostly. The Orpheum now houses the Children’s Science Museum, and The Virginia is a 1525-seat playhouse, music venue, and community arts theatre.

Culinary culture is alive and well in downtown Champaign, with a number of the city’s best restaurants — like Asian fusion hotspot Miga — calling the district home. Expect to find a slightly more upscale atmosphere, with shopping geared toward the post-college crowd. (There is, however, a vape shop).

Methodology

Each month, using over 1 million Rentable listings across the United States, we calculate the median 1-bedroom and 2-bedroom rent prices by city, state, and nation, and track the month-over-month percent change. To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
