Credit/History: Credit history demonstrating the ability to pay on time. Strictly no prior evictions and no crimes of a sexual nature.
Occupancy: Maximum of 3 adults permitted on the lease.
Pets: Strictly limited to approved pets 25 lbs or less. Requires an additional monthly pet fee and deposit.
Smoking: Strictly non-smoking property (includes vaping/marijuana).
THE PROCESS:

Apply: If selected, you will complete the application via Avail. The non-refundable screening fee is $55 per adult (paid directly to Avail) and covers credit, eviction, and background checks. Note: We do not hold the rental- it is strictly first-come, first-serve.
Move-In Funds: First full month's rent plus the security deposit is required upfront. (The second month will be prorated depending on your exact move-in date). After approval, move-in funds must be in the form of cash, money order, or cashier's check (no personal checks, CashApp, gift cards, etc.).
Ongoing: All future rent payments and maintenance requests will be handled effortlessly through your Avail account, which also allows you to set up auto-pay and build your credit.
