2. Last Month's Rent: In addition to the security deposit and first month's rent, Tenant shall pay the last month's rent at the time of lease signing. The last month's rent shall be applied to the final month of the lease term, provided Tenant is not in default of any lease provisions.
3. No Smoking: Smoking, vaping, or the use of any tobacco, nicotine, cannabis, or similar products is strictly prohibited inside the dwelling, garage, patios, balconies, and anywhere on the Property. Any damages or cleaning costs resulting from a violation of this provision shall be the responsibility of the Tenant.
4. No Pets: No pets, animals, reptiles, birds, fish, or other creatures shall be kept, housed, or permitted on the Property at any time without the prior written consent of the Landlord. Unauthorized pets shall constitute a material breach of this Lease.
5. Property Maintenance: Tenant shall maintain the Property in a clean, safe, and sanitary condition and promptly notify Landlord of any maintenance issues or repairs needed.
6. Occupancy: Only individuals listed on the Lease Agreement may reside at the Property. Long-term guests staying more than fourteen (14) consecutive days or twenty-one (21) days in any twelve-month period must receive prior written approval from the Landlord.
