University City Neighborhood Summary

Philadelphia’s college student population is huge, at about 450,000. And many of those students live in one of three areas: Powelton Village, Spruce Hill, or University City. Aptly named, this neighborhood contains the University of Pennsylvania, Drexel University, and the Institute of Contemporary Art and lies just across the Schuylkill River from City Center. University City is extremely walkable, with grocery stores, restaurants, parks, and more all easily reached on foot. Much of the housing here is geared toward students, but there are also larger and more upscale apartments to be found. Regardless, these rentals go fast, so start looking several months in advance for your University City apartment.

Methodology

Each month, using over 1 million Rentable listings across the United States, we calculate the median 1-bedroom and 2-bedroom rent prices by city, state, and nation, and track the month-over-month percent change. To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
