Callowhill Neighborhood Summary

This neighborhood, just north of the historic Old District, still shows evidence of the cobblestone streets and factories that once characterized the area. Known as the “Loft District,” Callowhill has largely been revitalized with urban energy. Modern high-rise buildings have taken the place of the Victorian and closely-packed townhomes present in most Philadelphia neighborhoods, and lofts now fill old factory floors. The currently abandoned Reading Viaduct is one of the neighborhood’s most recognizable features, and soon might become a raised park. Callowhill’s bars, art scene, and live music make the area attractive for younger renters.

Methodology

Each month, using over 1 million Rentable listings across the United States, we calculate the median 1-bedroom and 2-bedroom rent prices by city, state, and nation, and track the month-over-month percent change. To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
