I have lived at this complex for 5+ years and until the last 3 or 4 years have not had any issues. Up until 2 maybe 3 years ago the rent was reasonable even the apartments seem older and outdated. Now they are way to high priced for what I have and can't wait to move. This past year maintenance has been atrocious and going to the pool has not been fun. Management sends out an email stating no toys or food at the pool yet (apartment complex) they supply a cornhole set and a BBQ grill. On top that, the pool is hardly cleaned. One day I watched the pool cleaning company pull up then 20 minutes later leave. I have also found a pair of swim trunks/boxers at the pool left from the night before and used them to fish a dead mouse out of the skimmer basket. Maintenance was nowhere around. On same day I also a dead frog in the pool while skimming it so it wasn't nasty to swim in. Today, found more of the same. See the attached pics. A dead mouse was 3 feet from the pool steps where everyone goes in and out and only covered by a plate with a rock on it. Less than 10 feet further away was someone's bra and tank top left from the day or night before. Instead of cleaning the surrounding pool area, they chastised us for having our drinks in the pool while others had glass bottles and toys around the pool at the same time. Don't even get me started on maintenance. That lasted over a month to get resolved after I had to start calling the office to get my air conditioning problems fixed. Like I said, I can't wait to move out of here now that my situation has changed.

My husband lived at Hidden Lakes for 2 years prior to us getting married. He had NOTHING BUT PROBLEMS with management especially the Property Manager Heather who is a liar and a scam artist. He informed management of a leaking washer connection and maintenance claimed they took care of it, but they didn't- and later the connection burst and flooded his apartment. Hidden Lakes tried to say they would just air it out, but my husband rightly insisted he move because of the MOLD growing everywhere (which he later found out was just painted over rather than cleaned). Hidden Lakes did not compensate my husband for anything but just waived the "moving fee" to move him to a different unit in their property. When he moved into the 2nd apartment, the place was NOT EVEN CLEANED and had URINE on the toilets. Hidden Lakes tried to charge my husband for cleaning for trash left in the apartment by the maintenance guys as well. From the time my husband moved into the 2nd apartment, management harassed my husband. They would charge him random fees (literally once they just sent him an invoice for $100 with no explanation whatsoever) and then put a 3-day "pay or quit" on his door without even speaking to him about it. They randomly sent us a notice one day that our dog was not even allowed to VISIT the apartment without him paying monthly pet rent and a $300 pet fee (when previously, he had been visiting with no problems). When my husband finally moved out, they sent him an invoice for more than $400 for "pet urine" (which was one spot that was only visible once you ripped the carpet up, and wasn't even our dog's doing) despite a separate detailed invoice saying the carpet charge was $60. They also are trying to charge him for damage to the sink and bathtub (which were due to caulking and present and documented when he moved in). Heather is being completely unreasonable and doesn't even answer or return most of my husband's calls. I cannot even explain how dissatisfied we are with Hidden Lakes. I wouldn't recommend this property to anyone.

Not at all what I thought I was leasing! I'll admit that I am very unhappy with living at hidden lakes apartments. There is trash constantly outside my building, due to residents not cleaning up after their children. People feeding the geese so there's poop always covering the entry walkways. customer service at the office is quite awful. The office never returns your phone call. Seems theres minimal communication between maintenance and office staff. Also, be prepared to touch up the paint on your vehicle because the parking spaces in front of the buildings are limited due to garages being poorly placed. Neighbors care Very little for damaging personal property. Highly dissatisfied especially for how much I pay out a month in rent. I would not refer or recommend anyone I know to live here.

You will find more maintenance guys inside your apartment frequently. So POOR QUALITY APARTMENTS! Period. I had multiple roommates over the period and to add somebody on lease and to remove their name they charge $250+ each time. That is $500 for adding and removing your temporary roommates name from lease!! All other apartment charges $50. Then when you leave the apartment, forget about your deposit. They will charge for cleaning, damages, don't know all stupid stuff. When I called for inspection, the guy said apartment is okay. They don't settle on the same day you leave as well. Once you leave, after 4 weeks they will respond with charges. You can't even argue with front office. They will say check with Management. A game beautifully played. These are the worst people you will ever meet! There charge for things you are not responsible for. You can read it on multiple reviews. FRAUDS! DON'T EVEN BOTHER TO CHECK THESE APARTMENTS. Very disappointing leasing office staff. They give a damn to retain their customer. I wouldn't say they are rude but definitely not polite.

The low price is not worth it. The office staff is extremely rude when you seek help for a concern. They try to make you out to be selfish for expecting them to do their job. These apartments constantly flood. And for 1000 a month we had a 40 year old goldish color stove which they had the nerve to charge me 95.pp for cleaning and replacing drip pans upon moveout. After a month of our apartment being flooded they still hadnt patched the damaged drywall they took out from our leak. When they are low on matinance workers they don't hire additional help or work to solve the problem. Instead they ignore you and give you a run around of people to contact and then when that gets old they say oooo we don't have enough maintenance help. When i origionally asked for a different stove at move in they said they couldn't and they blamed it on the higher ups in the company. Im not sure how these people sleep at night.....absolutely the worst renting experience I have ever had. Actually I've never really had a negative experience elsewhere because I'm not that particular this place is just the worst. They also will not allow you put of your lease upon purchasing a home but also don't allow you to rent month to month....its a fun trap.

We decided to stay here because apartment offers washer dryer in their apartment building. Update: Yes, This is building washer I am talking about. I believe Heather, We already had conversation that this was turned off by contractor working on water leak issue. So you said our Maintenance person will look at it and turn it on, since it was turned off by someone "not" from washer company. If Hidden lakes has privilege to turn it off without concerning to Laundry service company, You guys can turn it back on too.

Not sure why the whole area is getting this way, but I have been pushed out. Update:. I moved when I bought my house and went to Xenia. Love my house but despise Xenia and their out of control taxes and rough roads. Seriously contemplating moving back. We do really like our apartment, been here about a year and recently renewed our lease. Faces a little tree line with townhomes or something on the other side. Generally very quiet. Minor complaints but not worth going into detail over (certainly par for the course of apartment complexes especially given the cost - very reasonable compared to the new developments closer to Austin Landing). They do allow dogs and some folks clearly don't care to pick up after them. Property management does what they can by providing bags for picking up.

I moved in a few months ago. I moved from Beavercreek to be closer to my new job. I love it here. It has been a wonderful experience here. My leasing person Courtney was so nice and helpful during my move in. The manager is friendly and gave my child a coloring book to keep him busy while I applied. The lake and grass areas are beautiful. No trash all over. I have read some reviews but the snow removal was just fine. Parking lots are not going to be cleared the same as the highways. I have not needed maintenance yet so I will see how they are later. The fitness room is nice. I have not used the pool. My dogs love the dog park however, my neighbors could do a better job of picking up after their dogs. Overall rating-really happy here and would recommend it.

I have lived here at these apartments for about a month and 1/2 and so far- it seems like it's been nothing but hassle!! From the get go- we've had problems with plumbing, destructive and inconsiderate contractors, misinformed office staff and so much more. Though I love my apartment and have no problems what so ever with other residents- the management really needs to figure their problems out. Obviously- Ohio has inclement weather. As part of my rent I expect to pay for proper snow and ice removal from the parking lots and sidewalks. This morning- I was stuck in my parking space for over an hour trying to get out of my spot. Burning my tires up, shoving old towels down, trying to break up ice ECT. You'd think you could call the emergency line for help. WRONG!! It goes to voicemail, no one in the leasing office, need I go on? Thank goodness I wasn't in a life endangering situation however- it isn't great telling your boss you were late because you got stuck in your very own FLAT parking lot for a hour due to snow. (FYI all the lots are completely flat so removal should be EASY AS PIE!!) There are two large trucks I've seen "removing" the snow with snow plows or so they make you think-(which really means dragging the shovel on the ground maybe so residents think the snow is being removed?) and I have not seen a single speck of salt laid. To me, it seems this tactic is to fill the empty parking garages and carports (which cost extra per month). I have seen elderly residents slip and struggle to get to their cars from their homes which is downright wrong. Though I love the location, great price, friendly and polite residents, and many amenities the apartments offer- it really is disappointing to see such a potentially perfect apartment complex - loose it's quality due to poor staffing and management.

From the very beginning of our contract it has been nothing but no responses. We were never informed on a lot of things that were supposed to be done. The office ladies are nice, but never seem to follow through with what they tell you. They tell you they will pass it along but nothing ever happens. Now that it is winter and the snow is relevant, it is clear they do not care about their residents safety. The driveways and sidewalks are never properly shoveled or iced. Many cars get stuck in parking spots due to lack of proper snow removal including myself, you call the maintenance number only to leave a voicemail that will not likely be returned. This property is very misleading and lacking properly trained management.

I wouldn't say they are rude but definitely not polite. I never saw them smile when a customer visits (though smile wasn't my issue). I wanted to move from 2BHK to 1BHK and when I enquired about in house transfers (at least 5 times) before 2months of my lease end date they kept saying it was available and before less than a month when I came to sign for the in house transfers they said they were not doing transfers from that month and I was asked to extend the lease and wait till the in house transfers come up which I was not willing to. So they asked I can move to a different place if I want to(which was rude) and after bit of argument they gave the transfer form out of frustration. Later when I emailed for confirmation they never bothered to reply. Moved out only because of their attitude. And the staff don't give you enough details when you ask them something.They just answer to your question. For instance, I asked about in house Transfer process and they said transfers has an additional fee of $200 and I'll have to sign new lease and can check available apartments online. But they never said I get to sign the new lease only after checking the apartment I live in. I waited for a week for the check to happen which never happened and later when I visited the office to inquire about the same, they said no transfers for that month which they never bothered to inform me. Also, transfer fee was $300 but I was told $200 at first. Anyway stay in the apartment ended with a bitter experience.

I have been extremely dissatisfied with Hidden Lakes apartments. I was in need of finding an apartment on short notice and was forced to live hear. Ive lived here for about 9 months and living here has been negative from the start. The nice ladies working in the office really dont have the ability to do anything about the property. All complaints or issues go undone. My BIGGEST issue, and reason Im writing this review is because this apartment complex is NOT SAFE. There are dangerous and untrained dog breeds that are snuck into living here. Numerous residents have been attacked and severely freightended by these large pit bulls. Im a dog lover so its hard for me to feel unsafe around dogs, but there is a man living in 2140 that purposely allows his dogs to run after people and their dogs. He theatens others when you confront him. Me and other residents have come to the office over and over and over and they say we dont have any record of these dogs living here. I sincerely feel unsafe as Ive called the police after a different incident happened that I witnessed a month ago- 2 huge dogs (that the office didnt know about) broke out of the apartment, chased, and jumped on little Indian kid. The dog didnt bite the kid but trampled him and hurt him by being well over a hundred pounds. The residents who owned the dog pleaded all of us who saw to not called the office because they got kicked out of their last complex for dangerous dogs. The office manager cannot do anything about this issue. They will not sacrifice losing rent money to make the complex safe. Thats the result of living in a complex run by Morgan properties. Ive called Morgan properties personally and they nearly refuse to speak to me. Please dont live here if you have children or people who cant fight off large aggressive dogs.

None of that is true for Hidden Lakes Apartment Homes in Miamisburg, Ohio. I have lived here for 3 year and I love it! The staff is nice and helpful. Sometimes maintenance can run a bit slow but I have had a great experience here. The community is really beautiful and they have great parties for us. Before believing the following bad reviews listed come out and visit Hidden Lakes. It is a MUST SEE if you are looking for an apartment.

Do you know where all this money comes from? From not doing any maintenance. The apartment next door to me stunk so bad I told Olivia to go check on him. The hallway smelled like roadkill. She said the hallway always smells like that and to mind my own business. What do you know... a week later they find him dead in the tub with a needle sticking out of his arm and the hot water still running. He totally turned himself into a slow-cooker stew with the meat falling off the bone, overdosed on heroine.

I look at a unit after driving 45 minutes. I'm there 5 minutes! I break out in a rash and my face starts swelling. The emergency room said I had an allergic reaction to bed bug bites and I was bitten 12 times! In plain daylight! You see bed bugs don't try to bite your legs like a flea and they don't hurt when they bite. They said bed bugs actually prefer to bite your face, and I couldn't go home with those in my clothes. I had spend the night at a hotel, shower, buy new clothes, and to go to work the next day with my face red and swollen.

The rainwater keeps eroding my wall such that I think I could poke a hole through it with a hard piece of spaghetti; seriously the paint is the only thing holding it up anymore. But the bed bugs are the reason I'm leaving. You can keep all my stuff. I'm leaving it all here and starting over.

Ripped me off for $300! Before I looked at the apartments, they tried to coerce me into write a 5 star review on Google because they were concerned that their image was looking trashy, even though I wasn't even a tenant yet. So they required me to pay a "admin fee" before I could be considered for the "application fee." I was told in person and in writing that the admin fee was to discourage prospective tenants from shopping around during approval period. If I was declined, the money is returned. If I'm approved the money goes toward the first month's rent. I was approved and after I got my Vectren and DP&L switched over, on the day I was supposed to sign the lease and all my possessions were in a moving van outside, they said they were keeping the $300, and I had to pay the full rent upfront anyway. "You see, by now you're not getting the money back, so you might as well sign with us." That's faulty logic! I had to start apartment hunting again and my life was in total crisis. Losing the $300 wasn't the worst part and they were counting on that. It wasn't their debut with this crooked action; they have a reputation for it now. I only imagine how bad it could get if I actually lived there.

My first impression of this place when we moved in and took a tour in March was great. Place was clean and ladies at the desk were nice. We move in and there was a lot of damage to our apartment. A few drawers in the kitchen are completely broken and won't open, outlet in the bathroom didn't work, the ceiling was repaired and they did a terrible job and it's cracking and the crack seems to jus get bigger the longer we live here. The two work orders we put in took over a month to get fixed. We were down to two burners on our stove because no one would come out and fix it. None of the keys that we were given when we moved in even unlocked the door. The area is quite and people are nice. We had some water pipes bust in our unit and no one communicated what was going on they jus turned off everyone's water (which I completely understand) but a little notice would of been nice so it didn't fry a washer. The ladies at the front desk turned nasty real quick when following up on anything! For the amount you spend on rent you would think the complex as a whole would be more on top of things.

My only complaints are they haven't renovated all of their units yet, the gym equipment is limited, and the ducks outside can be chatty. Other than that, the staff is receptive, the neighborhood is active, and neighbors are friendly and quiet.

I only have a small one-bedroom apartment, and rent is now $738, not including the extra fees. Seems overpriced. I will probably move when my lease expires, because I am afraid to see how high rent will be if I renew next year. That is the only negative aspect of living here. I have had no problems when calling on maintenance. They respond quickly. The staff is friendly. They have nice activities such as cookies with Santa, Halloween treats for kids, and National Night Out. The pool is nice. The neighborhood seems to be fairly safe. I would have given a rating of 5 stars, but the high rent and ridiculous fees bring it down to 3 stars.

I got a bill in a mail Oct 7th saying that if I didn't have the outstanding balance paid by Oct 14th they were going send it to collections which would screw my credit up. They are charging me for stuff that wasn't even in my apartment. We had a lot of problems with the office girls and a lot of other problems and when we would call and let them know that something was wrong with our apartment it took them forever to come and fix it even if it was an emergency. We also were suppose to get notified if they had to shut the water off to the building and they never did this happened not once not twice but multiple times. I'm very disappointed in this. It was great until the end.

Always made timely payments and left the apartment in the same shape I got it. Very disappointing end to a great beginning.

I just moved in here and it definitely has been a great experience so far. My husband and I moved from out of state. Everyone has been great. Our AC was not working properly and with in an hour of us calling they were there fixing the issue. So wonderful experience so far!

Wow, I am really surprised by some of the comments here. The office and maintenance staff are wonderful and very helpful. I absolutely love my apartment and the one time that I saw A (one) bug they were immediately there to spray. Just like you don't judge a book by its cover please don't judge this community based on a couple of disgruntled people. This is a great place to live in a quiet area, close to shopping and everything else.

We were moving from out of state and when we arrived to move in they told us the apartment we had wanted was no longer available and we were forced to move into a more expensive model. Also the model they showed us originally looks nothing like the apartments they actually give you. We were shown a very nice apartment with updated appliances and it was very well maintained. That was not what we got. Since then we have had issues with bugs coming up from our floor and had our apartment flooded which we found out from the cleaners happens very often because they use cheap parts. I will say that their maintenance people are fantastic but that's about it. This place is not worth the money they charge.

Terrible apartment community. Staff was very nice until the lease was signed. Once the lease was signed and problems began with the apartment.. the staff could not be reached. My roof caved in on my storage unit damaging my belongings and it took about a week to have someone come out to patch it up. They left it dirty and poorly repaired. On one occasion, I had called the property manager 7 times without her responding. The final time I had called, I told the person in the office that it was important and that I had tried calling several times. She asked if I would hold. I said yes. She then set the phone down and FORGOT to press the hold button. She began mocking me to her co workers. I would not recommend this complex to anyone. In fact, I have warned everyone looking in the area to avoid this complex. I hope the upper management realizes these terrible reviews are consistent and demand change within the on site management team.

AVOID THIS TRAP! Don't judge a book by its cover...what may look appealing on the outside can actually be quite detestable on the inside. Never in my entire life have I lived in a dwelling where cockroaches were abundant and the the conditions were so poor! If you didn't know where you were you would assume that you lived in an run-down subsidized housing unit. Where do I even start? When I first moved in the apartment looked as though someone had cleaned it while in a rush, with a foul odor permeating from the sink and knife marks all over the kitchen counter... and then came the insects! Within a couple of days I began noticing cockroaches crawling throughout the kitchen and the entire apartment. Still, they continued to be a problem despite numerous complaints to the leasing office. As for the exterminators - they were about as useful as cars without engines! To make matters worse, the screens in the windows were warped and didn't fit properly, which resulted in a colony of horrid insects coming into the aprtment. When I contacted the leasing office about the condition of the screens, they promply informed me that they didn't have the funds to replace them - IMAGINE THAT! Considering this was summer, I figured I could rely on the AC... THINK AGAIN! The AC barely squeaked out any cold air even when left on for an hour, so I was forced to keep the windows closed and as such had a miserable summer. This too was well beyond the competency of the maintenance crew, who never fixed it despite multiple requests. Lastly, the kitchen was perhaps the worst area of the apartment as it seemed to be the source of the cockroaches, which emerged from everywhere. Collectively, this place left me with a very bad taste in my mouth due to the abhorrent conditions under which I was forced to live as well as the blatant failure of management to rectify these problems. Furthermore, for the prices that they charge, you get very little in return and are left with little recourse if you want to move out. Sadly, the personnel in the leasing office seem resigned to the fate of the complex and can do little in the way of adequately addressing the persisitent and chronic problems that plague Hidden Lakes. Final advice: DO NOT MOVE HERE - YOU'VE BEEN WARNED!
