Do NOT rent here. Liers and thieves. The assistant manager Christin is very smug and does not make herself available to anyone for any reason. After going into the office at 5:20 pm to try and upgrade to a 3 bedroom she told me she was done for the day and to call her later or check online. After several attempts she keeps closing the door and says she's busy, then, has the nerve to say "Anything else I can help you with?" She does not help anyone and should consider helping herself by loosing a few pounds as well as that nasty nose ring. Will never ever sign another lease here again! Customer service is EVERYTHING and these people just don't have it as long as that snarky beast is working there! Don't let their half smiles fool you.

Like the other posts said the management here are bunch irresponsible liars! Promised move-in day is 06/29, our school starts at 07/02, on 06/27 they emailed said we can't move in until 07/05 and by then we are already in the hotel with all the stuff. It left us no choice but extended our stay in the hotel. On 06/30 another email from Evergreen, guess what, the move-in date got pushed back again to 07/07, one week after the original move-in date they promised us. Now we have all the stuff piled up in the hotel room and school starts in two days, we don't even have enough time to look for new place. Contacted the people there, no sympathy whatsoever, simply said "we can give your deposit back, you are more than welcome to find other place to live." After all, this is the kind response we got. Really disappointed. Please don't make the same mistakes like we did. STAY AWAY!

The office staff NEVER returns calls. The chubby/heavier-set manager is extremely SNARKY, PASSIVE AGGRESSIVE and tells you whatever she wants to get you out of her face. I have never experienced such rude service in my life. I am a professional in Gainesville and was completely turned off by these girls attitudes. They will do nothing to accommodate or help you. After living here 3 years I can say the management has never been this rude and disgusting. Renters beware!!

The two leasing consultants are both liars. Recently we want to renew our lease. They told us that we have a baby so we can no longer stay in our one-bedroom apt and we have to switch to a two-bedroom apt. We said that our child is just a baby. This is what the leasing consultant named Christine replied: "Is he alive? Is his heart beating" We were astonished why she was so rude and so mean to a baby. I really want to say that even our baby is more educated than her! Then we told Christine that we have travel plan when our lease ends and asked if we can stay in our current unit several days longer and she said no because of the "over-occupancy rule" (the one-bedroom unit is 900 sqft, large enough for two adults and a baby)! Also, they told us that our current unit was leased out to someone else. Then we agreed to transfer to a two-bedroom unit. One week after we submitted the application and signed the lease, they suddenly told us that the two-bedroom unit was no longer available because someone ahead of us got it. I am wondering why they did not tell us that someone else also submitted application for the same unit when we expressed our interest. They wasted us so much time filling out all the application and we turned down several other apt offers from other complexes. Then we asked to talk to the manager Katie . She was nice and agreed to let us stay in our current one-bedroom unit month-by-month. Apparently, our current unit was not leased out as the leasing consultant told us. They just wanted us to pay more for a two-bedroom unit. I do not want to talk to them anymore, just a waste of time! Regarding the apartment quality, we always found mold on areas near the bedroom windows in the winter. Not sure whether that is the reason for the persistent cough bothering my whole family...We will move out ASAP.

Great customer service and a wealth of knowledge about the apartment complex was superb! Michella is an asset and she values the customers. I certainly appreciate her taking the time to work with me and to answer my questions. Her responses were credible and I could not have been any luckier to have her as my guide. She is a wealth of knowledge and she even provided me with a great Cox representative for cable connections. She said once I move in and I begin to experience any problems with the apartment equipment, AC or heat to please contact her personally. It is good to know that she is just one phone call away. I was very please to have her as my guide and I am looking forward to my move in. Thanks Michella!

There are many things broken in our apartment that we simply can't get fixed because the maintence guy told us theres only one guy to do service calls in the whole complex so unless its an emergency we have to wait. Whenever I talk to the ladies in the leasing office about an issue they say "this isnt our fault" and they won't help because the company Pegasus just bought it from another company so they are blaming all of our complaints on the last company. Yeah, they are renovating and it looks all pretty, but if you ever have a problem you will never hear back from them or get any help. I'm starting to think the company "Pegasus" is not even real that's how shady they are...

Move here for the scenery! The lush grounds are well kept (3rd party lawn care) and there are 2 friendly white ducks in the pond (feel free to eat them). If moving here, inquire if they allow tent camping rather than renting an actual apartment (beware dog poop!). As other have noted, the units are plain/ not "luxurious" and AC units break down on a weekly basis because nothing is ever fixed "right". If you move in in winter when AC's don't break, you wont want to camp on the lawn but the apartment interiors aren't awful- just plane. The first time you have to interact with the office, however, you will be ready to move. In my case, the lease indicates you must notify the landlord 60 days prior to moving out otherwise surrender your firstborn. Due to big plans i have for keeping the fruit of my loins, I gave notice when the sales staff called to inquire (MORE than 60 days prior to me moving out) if i would be leaving. This was not a courtesy call-they wanted to sell my unit. I know this because they have a board in the office with a list of units available to sell. Presumably the employee of the month gets to drive the "nice" golf cart when giving tours. I asked them what was needed in way of proper notice per their lease agreement- they said that the phone call was sufficient and they would update my file to reflect that. Needless to say this was not done and I would owe bookoo fees unless i agreed to give NEW 60 day notice and lease for an additional 2 months- I complied under protest and delayed my move out date (which eventually would happen to coincide with a family members funeral... I can attest that this was not Uptown's fault- as far as I know... but Ive been wrong before). After this, I get a phone call saying "our bad you CAN move out- please be gone in 10 days"...(looks like they sold our apartment... funny thing to do if we hadn't- as they said- declared our intent to leave). Despite inconvenience, roomates and I jumped all over this blessing from the Lord and prepared to skedaddle. We depart the premises and get the necessary assurances that we're paid up... 2 days later (at the funeral... in Missouri) I learn otherwise- apparently theres a matter of needing to pay for 60 days rent (wherein we'd be moved out and some other sucker would be moved in- presumably in exchange for a rent check). One plane ride later, we are far beyond final straw territory, Roomate and I plead our case and ask to speak with a manager (Lisa a.k.a. SATAN). Manager INSTANTLY sets to lambasting us for trying to fool HER or otherwise insult her intelligence with "lies and false legal diction." Her staff member admitted in front of her to making a verbal arrangement with us regarding our move out date which was supposedly updated in our "file" and subsequently reneged and un-reneged upon. We contended that verbal agreements with an authorized representative of a company ARE legally binding and that we could make a small claims case out of this (we should have cause Judge Judy wouldve given her the chair). She agreed that was true but was beside the point because we were just being spiteful to her (never met her before this point). THEN she discovered the crux of the biscuit: we men think that we can waltz into her office with malice in our hearts and pull one over on her just because shes short and female. We point out that we had not indicated any ill will to this effect and were simply two humble victims of ineptitude presenting facts which she could not dispute. Finally she decides to present her end all be all professional argument: "You guys are just WOMAN HATERS AND I WONT STAND FOR IT" (not figuratively, LITERALLY she said that... at about 120 db). We quickly left because my roommate's tetanus shot wasn't up to date and she was looking bitey. In summary: Despite the humor, the above is 100% true- Uptown still owes us money 9 months later but has changed management again... for the umpteenth time. Apparently Laura is the new Lisa (Satan mark II?).

From the first month we moved in more than a year ago, we have had to call about the AC not cooling at least once a month. Maintenance responds quickly and uses various band-aid fixes that get it cooling again. At first, we were happy with these fixes, but as time goes on, it has become clear that both maintenance and management are unwilling to spend the necessary money to find and fix the underlying issue. This winter our heater started going out on a biweekly basis as well. About 6 months ago, one of the maintenance people that came to look at our AC said we needed a new coil and left paperwork indicating the coil had been ordered. The next month when the AC went out, another maintenance person took the paper when we showed it to him and said hed look into it, but that the part never got ordered. He effectively stole our proof of a part being needed and supposedly ordered. Then when we were having to call every week in January about the heater going out, they decided we did need a new coil and told us they had ordered it but the wrong size came in, so they cut the part and soldered it in. As I sit here in our hot apartment that the wont address on the weekends unless the temperature goes above 80, I am hot and so is my temper. Do not move into this apartment complex. They will not fix anything if it is truly broken and requires money and someone with more expertise than their maintenance staff. If you do move here, steer clear of apartment 206. The heater and AC do not work.

The best part about this complex is the red onion grill, which is at least walking distance to get a drink to hopefully help you wind down from all the chaos that surrounds you. Dont waste your money here!

This place is a nightmare. I lived here with my family for a year and I have multiple complaints as to why this apartment is not only anything but luxery, these people are crooks as well. After moving in here, the apartment wasn't in good shape, no new carpet, random orange stains, poor paint job, dings and scratches on the walls. It didn't matter to us because we needed a place to live essentially, but to me, after things breaking left and right, things not working like the dish washer I started to realize this apartment isn't worth over 1,300 a month. They upped our rent as well, after asking them why they said it was for the ammendities, you mean the ammendities we've always had? The gym with broken equipment and the pool/hot tub that's closed nearly all the time? What crossed the line for us was when it was time to renew our lease, they told us we were suppose to do it months ago but there wasn't a single email that told us to do that. They wouldn't take out 1,300+, they said they would take it for "collections" and still evict us anyways. So yeah, we're getting evicted right before the holidays and now my family does not have a Christmas. Avoid this place.

We've lived here for 4 years now and it hasn't been the same since they've changed from the first management company. This place has changed hands so many times and each time things get worse for residents. The amenities are a joke. They may as well be public facilities because there's always kids from all over Gainesville using them, they're not private at all. There's at least one car burglary every week. Parking is also another joke, especially if you live close to the restaurant. You'll be lucky to park anywhere close to your building. The new Manager (Laura) is a rude woman who speaks to residents and potential residents as if they are incompetent and inferior to her. Maintenance employees are great and always timely and would love to make everything better but are restricted by this awful woman. They also advertise a free carpet cleaning for lease renewal (another joke), when we contacted the office to schedule the woman stated she would get back to us but it never happened. We eventually gave up. The quality of the carpet even upon move in wasn't great we've had to have it stretched several times due to buckling from poor installation. Pets often are not picked up after and sometimes use hallways to do their business creating an awful smell in this Florida heat. The units have no circulation whatsoever. Also some residents like to ride recreational vehicles when the office staff leaves for the evening nearly crashing into others vehicles and killing themselves, making it unsafe to even walk around the complex. I would not reccomend.

I never went in the office to complain about anything in 2 years. I go in pay my rent and leave but I went in my last few months of living here and I can not believe how unprofessional she talked to me. I'm a college student and I know that doesn't get me much respect already because I'm young but she basically talked to me as if I was wasting her time. If your a college student or parent of a student looking for somewhere stress free to live I would advise staying away from here.

Would you like to pay a security deposit for a place that you won't get? Or be quoted a specific rate and floor plan but have it not honored at a later time? If you are in the market for poorly trained employees who have zero professionalism, or just generally like to waste time then you've found the place! We initially became interested in this place because we got a great quote for an apartment that fit our needs. We were told to come in within a day or two to secure the price and style - no problem, done! Filled out all paperwork we were given and we took a deep breath because we can rest easy now as the hard part is out of the way. Or so we were led to believe. Fast forward a little over a month and we call to check-up on it and was given the bombshell that none of what was discussed is now true. Apartment is NOT available, price point is now significantly more expensive. They never actually even processed our application because they were missing items they NEVER asked for and NEVER reached out to us for. This is one of those experiences you read in reviews and hope don't happen to you. Do yourself a favor and save yourself the trouble and look elsewhere.

I love Uptown Village at Townsend. It's quiet on the weekdays and mostly quiet on nights and weekends. Upscale apartments at a reasonable cost. The office staff is always courteous and efficient. I submitted a maintenance request and it was fixed in 24 hours. Its a great place for grad students, young professionals and small families. They have a nice gym, could use more equipment, but they definitely have the musts. Overall, I'd say this place is the go-to if you're not really into college living and want a west coast suburbia feel. Only con-- no yard space. 4/5 only because of the latter comment.

As someone who stayed there a long time, I feel I should let others know what this place is like before considering renting here....

As someone who stayed there a long time, I feel I should let others know what this place is like before considering renting here. First of all, they advertise the place as luxury apartments. You are paying high end prices, but you are not getting a luxury place to stay. First off, the amenities they offer aren't worth while. They have a gym that closes early. The gym itself is nothing special. A very small room with some machines and equipment. The basketball court is nice, however again they close early, so if you are a normal working person you may not get to use that. They have a pool and a hot tub that also closes early, but you would not be missing anything there. I never stepped foot in the pool or hot tub in 5 years of staying there. During the period I stayed, they were almost forced by inspectors to shut down several times for being unclean. The apartments have paper thin walls, so you can hear almost anything from someone above, below, or beside you. Sometimes would get woke up late at night. They don't have trash services, so you had to take your trash to the dump, be it near by, or in my case walking it several hundred feet to the dump. They didn't even have recycling there. Maybe the worst part of all was the parking. I frequently had trouble finding a parking place, especially in the evening. There is a restaurant, Red Onion Grill, attached to it, so if it was a Thursday, Friday, or Saturday night, parking spaces were taken by customers and you even had less parking spaces than usual. So if you lived in a building close to there, which I did, you couldn't park anywhere near your apartment. When not being able to find a parking space, some of us who are tenants would park near a shoulder area as far off the road as we could, in which case they would give you a letter threatening to fine and/or tow you. Instead of trying to figure out how to supply adequate parking for tenants paying over $800 a month in rent, for a single bedroom apartment, those idiots actually threaten their tenants. After several years, I had enough of the place, and actually bought out of my lease. It was my first apartment, and I didn't know any better. I wouldn't put up with all this place made me put up with, or consider a place like this again. If you are considering this place, just know it is not 'upscale' or 'luxury' like it's name and advertising might suggest. You can probably do far better, and for less money.

The only reason I didn't give 5 stars was because there is a lot of poop that people don't pick up from their dogs! We have all stepped in poop at least once. Even on the sidewalk. Please clean up after your dogs! It's not that hard.

Overall, I can't complain too much about the quality and price ratio. Anyways, the staff is always incredibly nice and are always able to help me. However, I will admit that the maintenance man who drives the older blue truck can be quite rude sometimes, but he's not bad once you get to know him. I get the impression he just deals with a handful of idiots that don't read the details of their lease, such as NO TRASH SERVICE, and then proceed to complain. Parking is never an issue, noise problems never occur, and I've never felt unsafe. The bus runs quite often, and as a student at UF, it actually takes me less time to get to campus than when I lived on 20th where the typical "college" apartments are located because we don't have to stop at every single stop like some routes (route 20, 21, etc.) As for as amenities, the pool is always nice, despite the fact that the Jacuzzi is often being repaired because of more clueless residents not reading the sign to wash off all the sand from the volleyball court before entering. It is a bummer that the pool area closes before 10, but it's nice not having to worry about people going insane by the pool late at night like I've experienced at other apartment complexes. The gym is quite small and the equipment is just okay. However, the basketball court area is GINORMOUS, and you'll rarely ever have an issue with finding your own space in there. I hope you take these reviews into careful consideration when choosing a place to live.

You can't go in the pool after 9pm, and if you do, they send a note threatening to evict you if it happens again. There is a code to get in the gym that you can only get from their newsletter, so if you lose it, tough luck. No gym for you. It's SOOOO insanely overpriced, and when my lease is up, I'm out of here and will never look back. This place is terrible. They call it luxury, but they don't have some of the amenities I had at the Laurels, a non-luxury apartment. Oh and there is a crack that is leaking on my wall, and their solution was to spraypaint over the stain, not actually fix it. I have a hard time finding parking on busy nights because my building is by the Red Onion, and they never told me that before I signed the lease. My electric bill is out of control...$190 this month for a one bedroom. That's more than a small house costs. It's ridiculous. I hate this place, it's total crap, get me out of here!!
