2) Proof of income for 3x the monthly rental rate and a 650 minimum credit score, or a guarantor to co-sign the lease who meets these requirements.

Refundable Security Deposit: $1,750 ($875/tenant)
Non-refundable Redecoration Fee: $800 ($400/tenant)
Administration fee: $550 ($275/tenant)
Air Filter Fee: $120 ($60/tenant for 12 filters for the year)
