I am making this review as a note for any further issues. Someone from maintenance entered my apartment I am renting, with no notice or anyone to tell me someone was coming. I have only been here for 1 week and I have a dog who could have gotten out when I was not home or if something happened ( she is was not in a secured area because no one was suppose to be entering my apartment) to the maintenance person. This comment is here Incase it is needed for any further issues. Thank you Issued happened 3/28/18 Updating my review: Current neighbor whom I share a wall with smokes a lot of weed. It is currently leaking into our apartment bathroom now and into the hallway. I was recently randomly drug tested for the smell seeping into my clothes now. I cannot and do not all all partake in this drug use so my test was clean however it is an issue I had to explain for my job. 6/28/18 Also pool is very busy since Oaks pool is still not working. Also unsure when gym will be up and running no email on that yet. Was hoping to use the amenities for the year I have my lease. Will update with any other issues or if improved 6/28/18

This place is horrible since day one. A real nightmare the office staff is rude and insensitive. The office manager has an I could care less attitude. My apartment was broken into because of an broken lock on balcony door that was never fixed properly...they gave away my mail to someone and refuse to admit it even after postal proof of delivery I had two leaks in the one year I've lived there and both leaks were handled poorly it was almost two weeks before they even tried to fix the walls and ceilings, they charged me a pet fee for my diabetic dog which is not allowed and charged me another pet fee for taking care of a friends cat while she was on vacation for 2 weeks each pet fee was $350 plus monthly fees this place is deplorable please don't waste your time they don't upkeep or watch the grounds people outside smoking weed just hanging out apartments broken into every month

Let me start by saying. The apartments are mostly quiet! but I am counting down until my lease is over I am so ready to move. The gym is first off small and the equipment in there is half broken, I think they keep the treadmill going just to say the gym is open. The dumpsters are overflowing most times. The staff in the office are pretty nice and the maintenance guys do their best. The issue is they are very understaffed for this sized property. The property manager however is a cold woman who would rather please corporate than to actually listen to the needs of the tenants. These properties are filled with Mold--all kinds take your pick. Months on end I have called an opened tickets up just about from Move In regarding the matter. I was first told to clean it as if that wasn't my first instinct after many attempts to get them to fix it. They finally came to wipe it off and paint over it. Great fix! Guess what?! Less than two weeks later the mold is back. The property manager is writing it off as humidity in the apartment. I have let the maintenance come numerous times and adjust my a/c and heat to the setting they deem appropriate not to grow mold but it comes back and with a vengeance. I have reached out to my neighbors and guess what they all have mold issues and they also have "humidity" issues as well. None of these apartments have ceiling fans and short of buying one and installing it myself... not sure what else to do. So I have sit here for many more months breathing in toxic mold until my lease is up.

FINALLY.....I am happy! I lived elsewhere for over 5 years with minor hiccups, only to move a another community. Well after 3 months, I could not take the issues at that place. Now I finally found happiness again! I have been on the community for several months now, I love my over sized apartment home. I moved in to a small issue that the office actually made me aware of in advance. It was corrected within 24 hours. I have not had any other maintenance issues since. I reported a separate issue to the office and it was addressed to our satisfaction and most importantly IMMEDIATELY! This office staff has it together! Again, finally I am home!

I lived here with my fiance for about the past year. We haven't had a lot of the problems other people have had, and I'm surprised to see the rating so low. Management: About midway through our stay the management switched from MAA to Pegasus. With both companies I never had a single issue. There is a fee to pay the rent if you use a credit card, but you can use bank account transfers for free, which makes paying online easy. Update: about a month after moving out I received an e-invoice for electric recovery (our electricity bill didn't cover the last 2 days of our lease). The bill seemed very high for 2 days ($34.00), so I called in. Manager said that there was "a calculation error" and sent us the corrected total, as well as the bill they used to calculate it (which was $41). Unfortunately their corrected amount double counted a day. We received this e-invoice about 4 days before it was due, though it said it was generated around 3 weeks prior. Went in the office after receiving no further communication to find the manager was off for the day. Rather than drive back in later to contest a 3 dollar charge, I'm dinging this review. In short, management has poor math and time management skills. I should have received this invoice the day it was generated, I should have been charged the correct amount the first time, and they shouldn't be double charging the days. Apartment: Our apartment had been recently renovated and came with a washer/dryer. Having looked around a bit in the area, this seemed to be the best amount of space for the money. Our apartment was carpeted with laminate kitchen floor and had dark cabinets with dark appliances. One kind of unfortunate thing is there isn't an overhead light in the living room, but we got a couple floor lamps and it was fine. Amenities: The gym is kind of small and dark, so we weren't really thrilled with it. There are two pools that seemed fine, but we never visited. The grassy areas are nice for walking a dog, though many owners don't pick up after their pets. You have the opportunity (and pay for) to request people to spray for bugs every so often. We never had a problem, but we had them come by to spray every so often as a preventative measure. The not so nice: As others have mentioned, there were all sorts of "interesting" smells while we lived here (probably weed? Smelled kind of like a skunk). I could generally hear loud sounds through the ceiling/walls, though our neighbors weren't too loud most of the time. Around right before we moved somebody moved in with a baby, and we could definitely hear the baby cry. This does not strike me as a kid-friendly community, so I have no idea what they were thinking. The apartment has a contract with TWC (Or Charter. w/e) that forces you to get cable when you sign up. This costs an additional $50 a month, which kind of sucks because we don't really watch TV. At one point during Christmas the outgoing mail was robbed. We received a few Christmas cards that had been torn open. I never found out if it was a resident or not. Management: Wonderful people, had absolutely no problems. We thoroughly cleaned our apartment and received our full deposit back (minus the remaining utilities balance). Maintenance was completed within a day or two at most, with more urgent matters being attended to more quickly. Our A/C had a drip at one point and it was taken care of within 2 hours. Conclusion: On the whole, I believe this is a good place to live if you're on a budget. You're not going to like all your neighbors, and the amenities could be better, but you aren't going to get a better apartment in this price range. If you're looking for a quiet, smoke-free environment with top of the line appliances and amenities, you're SOL at this price range in this city. You're looking at an additional $400/month MINIMUM for those options. TL;DR: If you're looking for a good BUDGET place to save your money, live safely, and have a pretty good living space (albeit with thin walls) with nice management, this place is absolutely for you.

I've lived here less than a month and it feels like I've been here forever. The ceilings and walls are paper-thin. The smell of marijuana seeps into my apartment from another to the point that I don't smell much else. While the residents are mostly nice, I've found bullet casings outside of my building and have watched the police execute a drug raid on my building and the surrounding ones. The second pool is frequently closed, and the gym is filthy and poorly maintained. The worst part of this complex is the management. Management has imposed the policy of not accepting personal checks, despite it clearly being in our lease. There is a fee (that is not in the lease) to pay rent, and the management merely shrugs it off. Included in rent is a monthly pest control fee, and I have yet to see someone spray near my apartment. In fact, my dog had to be taken to the vet because of the amount of bug bites he has. I would discourage anyone from living in this apartment complex or in any community managed by the same company. UPDATE: The extremely loud family above me moved out, which has marginally improved my experience here. An apartment near me was broken into over the weekend (for the second time) and the drug use in my building has not dissipated. So I still can't say that I feel safe in this complex. However, I don't blame management. Management has almost always been polite, and every maintenance request that we have had has been taken care of within a day. Despite what some other, less informed Google reviewers may say, there is still a fee to pay your rent with a bank account online.

I, unfortunately, lived here for several years. Way too long but couldn't be helped with my situation. This property continues to go down hill and the staff and management are RUDE! I can count on one hand how many times I've called and gotten someone helpful. I recently moved out and thank goodness I have. I have never been so happy to leave a place. Drug deals regularly go down in the parking lot. Fights, gun shots ect. Not to mention the noise from surrounding neighbors. And the Oak Dr pool is never open. Notices are put up that improvements were being done but I came home everyday to a run down apartment and so much trash on the grounds and never saw one "improvement". DO NOT MOVE HERE!!

I've been living here for nearly 3 years. Since the buy out and name change rent has gone up, monthly fees have increased without notice, and they have requested access to our apartments more in the past 6 months than the previous 2 years put together. Several access requests were with no lead time for those residents on vacation to prepare for the visit. I never knew if the visits actually took place as there was no indication that a workman had been inside. No notice that everything looked ok or not. The staff are rude, the crime has increased, there is no regulating the teens who have now taken over walkways and stairways and damage our cars without a care, or the noise at all hours of the night. Lets not forget that they only have 2 dumpsters to accommodate 410 apartments and they only get emptied once a week. Overfilled trash bins have always been a huge issue here. Its disgusting and why the city has not intervened is a mystery. I cannot wait until my lease is up and I can finally move out of Hell. I ignored all of the negative comments prior to moving in... "this is Mint Hill"... BIG MISTAKE!

Do not rent here! i have lived here for almost 2 years and i regret this awful establishment being my first apartment. from day one i have had issues with the apartment that still have yet to be fixed. the fridge had a major leak that took everyone in the maintenance department to finally get fixed. our washer looked as if the middle part where the softener is added was chewed by some animal. and the dryer took 3-4 cycles of an hour each to get clothes dried; that took over a year to get fixed. our toilet in the guest bathroom doesnt flush water down the bowl all the way so the smell of urine sticks unless we hand clean it after each use. the manager in the office is clueless and could not care about your safety and well-being at all. the amount of criminal acts that occur have had to get the name changed of the complex so it wouldnt stick around. the final straw was when my car was vandalized for no reason by some adolescent teenagers and the management has no motive to remove the children from the property; said they can "ban" the child but it could take months and is not effective. so we are moving! i wouldnt wish this place on my worst enemy and try to tell anyone interested to turn around! the price may seem promising but when you renew the lease, it goes up $100 a month and you still get the same unacceptable service. not safe. not clean. not a place you want your family or even your own self. do not recommend and will never if the management stays! corporate man swears he lived here 15 years ago and it was amazing! unfortunately he isnt smart enough to realize, TIMES HAVE CHANGED!

Do your homework before you move here. I moved here from out of state. I had no idea there was another apartment complex right behind this one. In fact the entrance to that apartment is the same road you use for West Mint. None of the staff made me aware of that. Those apartments look like the are apart of West Mint, but they are not. It's a gated apartment complex where there's a lot of activity. Police are always in and out and there has been shootings there. Neither Pizza Hut or Papa Johns will deliver to this neighborhood, day or night. Also the appliances in the apartments are old and run down. I've had maintenance come at least once a month to fix something. The cabinets look as if the have water damage, but they painted over it. The pet fee is ridiculous ($400 for one pet) and I was told it doesn't cover anything my pet may damage. So what's the point me paying the non refundable deposit? The walls are thin. I'm able to hear my neighbors beside, above and below me. Beer cans and cigarette butts are always on the stairs. The neighbors above me sound like a herd of wildebeest. It's frustrating and I've addressed the issue but there hasn't been change. There is only one compactor for this apartment complex, which is crazy. There is always trash piles on the ground along with old furniture that the residents out there. I'm charged $9 a month for trash and it's always on the ground. I'm charged a $5 fee each month for pest control, but they don't spray monthly. You are responsible for requesting them to spray. So if you forget a couple months to request it, you have lost that money you've paid. As I got settled in I realized that the staff was uninformed and rude. There is an African American woman in the office and she is the only one who seems to have a clue. But one thing that annoys me is that the manager can be in their office and there is one other staff member helping someone, if there is five people waiting to be helped that manager will not come and assist. I have waited and waited time and time again. All these issues have happened when it was Colonial Village and West Mint. Also I received a note in my door from the leasing office stating that their records show that I don't have renters insurance, which I have. The note said I was going to be charged a $10 fee for everyday I was found to not have renters insurance. I'm glad I keep paperwork and emails to prove to them I have it. The issue was when they changed from Colonial Village to West Mint some of there files were lost. The problem I have with that it is how I was addressed. The only reason I'm still here is because my kid graduates this year and I didn't want to move and have to change schools. I CANNOT wait until my lease is up. I'm going to run far away from here.

But sometimes they lean on tenants cars. I've found scratches on my vehicle. But otherwise I would recommend this apartment complex to family and friends most definitely.

This place is a joke with the most horrendous, and offensive property management my girlfriend and I have ever dealt with. We moved in over 2 years ago and we are moving first week of March. No one in that office reads anything, they will schedule property maintenance and will get you towed without notice, will send you final notices for renters insurance without sending a first one, on top of the fact they're too stupid to read a policy declaration that the renters insurance policy exceeds the duration of your LEASE. On top of that, good luck getting Mint Hill PD or Delta company police to do anything here either. They will half handed argue about who should handle what and what is actually who's jurisdiction. They used to execute full criminal and rental history checks on every tenant. I'm pretty sure that got done away with when Mid America Apartments bought Colonial Properties, because ever since our very first neighbors above us moved out, we've had the same person living there who I'm pretty sure gets section 8, doesn't work, stomps around and smokes weed 17 hours a day. If you call the police for a noise complaint and there's found cause, you can bet yourself property management isn't going to do anything anyway. They will give three strikes on criminal offenses and will automatically assume you're the bad guy making false calls when they make an assumption on what you actually called the police for in the first place. On top of all that property management is rude and never answers their phone if you call constantly. Their system for online bill pay is constantly messing up and you'll very frequently see double your rent that their IT team has to fix that you'll be lucky if it's fixed by the 5th day of the month. So it's either that or crap out the $30 fee to pay them via Western Union or by check. And even if they screw up as they always do and you don't pay, you are evicted if you don't pay by the 5th of the month. Seriously? No accountability for anything, and pretty sure those people get paid to sit and do absolutely nothing every day. I haven't been to one but they do monthly safety meetings that I've heard from other tenants are an absolute joke and do nothing but waste an hour of your life. All they like to do is point the finger at the tenants and blame everyone else for their own screw ups. Give me a break. Do yourself a favor, save the money and don't bother moving here.

Now I get that this is ultimately a business and they have to make money, but how in the world does increasing rent $40-$50 every year make sense when you haven't renovated anything in the apartment to make it worth more money...? First of all I would just like to say, we moved in here about 2 years ago, we have one month left and we can not WAIT to get out of here. they looked pretty good on the outside when we first moved in. When I asked the lady about the area and crime rate she ignored my question and refered me to the police department. Now I know why. Rent was low, good first deal, no deposit But the first week I moved in I heard about someone getting held up by a gun "near the mailboxes",m and robbed which really turned up into being outside of my neighbors apartment. The first couple weeks I started seeing blunt wrapers, weed bags with seeds lying around, groups of people standing out side of apartments as if it was their "hood". Finding out that gangs were active in the area, even with kids of 8 and 10 years old. Parents let their kids run without supervision. I soon found out that I was in the GHETTO. Today I had my aparment broken into. I had almost everything valuable stollen and saw the guys who I thought were my neighbors outside of my apartment. As all my neighbors pretty much look sketchy with the EXCEPTION of some. within the last two months almost everyone in my building has been broken into. Almost everyone,that doesn't already look like they are in a gang I have talken to that lives here has told me something bad and that they have been broken into atleast once. Our car was broken into a couple of months ago and the neighbor that lives above mes car was broken into TWICE and he has only lived here for about two months. DO NOT MOVE HERE You will always be looking over your shoulder. And to make matters worth after I confronted the office about updating the security a couple of months ago the office manager, Taylor, Tiffany, whatever the heck her name is told me It WAS MY FAULT because I didn't attend there"saftey meeting", (which I by the way read a POWERPOINT of and was telling me to lock my doors and watch my surroundings, um duh which I do), and that I DIDN"T CALL THE POLICE. I suggested that the signal 88, that they hired, which apparenlty drives around all day in other neighborhoods EXCEPT this one, and keeps there car parked in the parking lot all day but never moves it except for at night NEVER does rounds around our neighborhood and when we call them it takes them 20 minutes to get there. For them to have the audacity to say it was my fault? They don't have cameras and by the way I wasn't the only person broken into. The guy that came to fix our door told us that today was the second time that somebody had broke into another aparment, I have to warn you now before making a mistake. I have the police officers number on speed dial, on my refrigerator and call the police AT LEAST once a week. I am constanly looking through my blinds watching what is going on and for her to have the nevere to say it was my fault. Point blank: Don't move here. Its the ghetto, Low rent= low neighborhood. The end
