• If everyone wants to go forward, you pay a $38 fee (not to me) directly to the credit check / criminal background check service.

• If your credit isn't good, you can rent anyway by prepaying some rent. (See above.)
• We sign the lease and you pay the $400 deposit. Rent isn't due until the day your lease starts.
• You buy renter’s insurance. The cheapest I found is at Lemonade.com, around $12/mo. the last time I checked.
